ORDINANCE NO. 4209
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON CHANGING
THE ZONING CLASSIFICATION OF CERTAIN PROPERTIES WITHIN THE
CITY OF RENTON FROM G-1 (GENERAL USE} TO R-1 (SINGLE-
FAMILY RESIDENTIAL} AND R-2 (LOW-DENSITY MULTIPLE
RESIDENTIAL) (WILLIAMS/DOLLEMAN REZONE; FILE NO.R-004-88) .
WHEREAS, under Chapter 7, Title IV (Building Regulations} of
Ordinance No. 1628 known as the "Code of General Ordinances of the
City of Renton, " as amended, and the maps and reports adopted in
conjunction therewith, the property hereinbelow described has
heretofore been zoned as G-1; and
WHEREAS, a proper petition for change of zone classification of
said property has been filed with the Planning Division on or about
January 25, 1988, which petition was duly referred to the hearing
examiner for investigation, study, and public hearing, and a public
hearing having been held thereon on or about July 26, 1988, and said
matter having been duly considered by the hearing examiner, and said
zoning request being in conformity with the city' s comprehensive
plan, as amended, and the city council having duly considered all
matters relevant thereto, and all parties having been heard
appearing in support thereof or in opposition thereto;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, DO ORDAIN AS FOLLOWS :
SECTION I. The following described property in the City of
Renton is hereby rezoned to R-1 and R-2 , as hereinbelow specified,
subject to the findings, conclusions, and decision of the hearing
examiner dated August 5, 1988, and subject further to restrictive

covenants filed under King County Auditor' s File No.
8903270330 , and which said covenants are hereby
incorporated and made a part hereof as if fully set forth, the
Planning Manager is hereby authorized and directed to change the
maps of the Zoning Ordinance, as amended, to evidence said rezoning,
to-wit:
See Exhibit "A" attached hereto and made a part hereof as
if fully set forth herein.
(2 .56 acres of property being located east of 3717 N.E.
6th Street abutting Union Avenue N.E . and an adjacent 4 . 98
acres being located at 3717 N.E . 6th Street, for a total
of approximately 7 . 54 acres . )
SECTION II . This Ordinance shall be effective upon its
passage, approval, and five days after its publication.

1989 .

Whereas , the property described in Attachment A
hereto, hereinafter , the "subject property" is currently
the subject of a rezone application before the City of
Renton, in application #R-004-88 .
Whereas , the City of Renton has required certain
restrictions be imposed upon the property in order to
apprave the application for rezone of the subject property.
Whereas , the owners of the �subject property wish to
obtain the rezone for which they have previously applied.
Whereas, the following restrictive covenants touch and
concern the subject property and are intended to run with
the land , binding the parties hereto , their heirs ,
successors and assigns.

:'� Whereas, the following covenants benefit and protect
t"� the subject property.

� Now therefore, the following covenants are executed
�`� and agreed between the owners and the City of Renton,
� Washington.
� That the subject property contains within its
boundaries a power line corridor. This corridor is within
the 200 foot power line easement granted to the Bonneville
Power Administration and runs along a north-south direction
through the subject property. �
The owner of the subject property, his/her heirs,
successors and assigns hereby agree to landscape and
maintain the power line corridor when and if the subject
property is developed beyond the current use. Said
landscaping and maintenance shall be the responsibility of
the property owner or a homeowner' s association, whichever
shall be the case.
The power line corridor may be used for parking or
recreational purposes in the R-2 district of the subject
property. However, the power line corridor shall only be
