AN ORDINANCE OF THE CITY OF REN.TON, WASHINGTON, AMENDING
CHAPTER 27 OF TITLE IV (B.UILDING REGULATIONS) OF ORDINANCE
N0. 1628 ENTITLED "CODE OF GENE.RAL ORDINANCES OF THE CITY
OF REN.TON" REI�ATING .TO FILTNG FEES OP THE CITY'S PLANNED
UNIT DEVELOPMENT ORDINANCE
THE CITY COUNCIL OF THE CITY OF REN.TON, WASHINGTON, DO
ORDAIN AS �OLLOWS.:
SECTIflN �I : Existing Section 4-2710, subsections 4 , 6
and 8 B. of. Title :IV (Building Regulations) of Ordinance No. 1628
entitled "Code of General Ordinances of the City of Renton" are
hereby amended to read as follows:

Prior to making application for preliminary approval, the developer
shall meet with _the reviewing departments. to study and review the
proposed Planned Uni.t Development. TYie. developer sha11 prepare
and submit to the Planning Department six ( 6.) copies of a tentati�e
application with Vi:cinity and site maps containing .the information
required in Section ?�-2710 . 2 above, toge.ther. with. =other pertinent
' information required by. the review :departments . The maps may be
reasonably accurate ske.tches . A fee .of One Hundred Dollars ($100 . 00)
plus Ten Dollars ($.T0 . 00) per acre shall be paid by the pet�tioner-
applicant at .the time .the application is made.

Sedtion ;4-27T0(-6 .) � F'irial Pl'an. The Developer shall, w.ithin
one (1) year of approval by the City Council of the. Prel.iminary Plan,
subiriit to. the Planning Department , a final development plan showing
, the ultimate design and specific details of the �proposed Planned
Unit Development or the appropriate :phase or phases: th.ereof. The
City C�uncil, upon recomm�endation of th.e H�arii�g:Examiner,. shall
appr.ove, modify or deny the �inal plan. Upon application by the
Developer, the Planning Department may grant an extension for a
maximum of tw.elve (12) �dditional months . If th.e final development
plan is not filed within such one (1) year of within the extended.
time .period� if any, the Planned Unit Development shall become void.

At .the. time of the application for the approval of the final
plan, the �et.iti.oner-applicant shall pay a fee of Two Hundred Fifty Dollars
($250 . 00) plus twerity dollars ($20 .'00) per acxe.
Section 4-2TlOL8) Bl. , as �arrierided: B. Large Planried Uriit
Developments.. For Planned Unit Developments of fifteeri (15) acres
in area or greater, the Developer may req.uest the �iearing �Examin�r �o.
adopt a master plan for th.e entire Planned Unit .Development. The master
plan application shall consist or, but is not limited to, proposed uses ,
densities , common areas and open space, landscaped areas , major circulation
patterns, phasing, owner.shi:p and restrictions . For the master plan to
remain valid, the Developer shall complete. each phase _according to the
time limitations establi�ed in A�: above (Small Planned Unit Developments) .
At the time .of the applic.ation for the adoption of a master plan, the
petitioner-applicant shall pay a fee of Two Hundred Fifty Dollars
($250 . 00) plus Twenty Dollars ($2.0 . 00) per acre.
Upon proper application by the Develo.per, including a Fifty
Dollar ($50 . 00) fee, and for good reason, the Hearing Examiner may grant
� one extens�.on o� nd�t more than ' one year. The request f or an
extension of time shall include the reasons why. the exterision is needed,
a revised timetable for completion, and any other pertinent information
the Planning Departm.erit or the Hearing Examiner deems necessary.
SE,CTION II: Any and all Ordinances or parts of Ordinances
in conflict her.ew:ith are hereby repealed.
SECTION I.II: This Ordinance .shall be effective upon its
passage, approval and five .days after its. publication.
