CHANGING THE ZONING CLASSIFICATION OF CERTATN
PROFERTIES WITHIN THE CITY OF RENTQN FROM
i GENERAL CLASSIFICATTON (G) TQ BUSINESS DISTRICT

� WHEREAS under Chapter 7, Title ZV {Bu33ding Regula�ions}
of Qrdinance No. �.628 known as the "Cade af General Ordinances
of the City of Ren�on" , as amended, and the map� and reports
adopted in conjunetion therewith, tne .property hereinbe�o�° described
has heretafore been zoned as Gerieral Classi�ica�ion Distric-t CG} ;
' and
WHEREAS a praper petition for change af zr�ne classification
af said property has been filed with the Planning Department
� on or about March 21, 1978, which petition was duly referred to

the Hearing Examiner �ar investigation, s.tudy and public hearing,
and a public hearing havi.ng been held thereon on ar about April 18 ,
1978 , and said matter having been duly considered by the Hearing
� Examiner and said zoning request being in canformity witl� the
City'S. Comprehensive Plan, as amended, and the Ci-�y Council having �

duZy considered a1I matters relevant thereto, and all parties �
having been heard appearing in support thereof ar in appo�itian

DO ORDAIN AS FOLLOWS:
SECTION I: The �allowing described praperty in the
City of Renton is hereby rezoned to Business District CB-1} as �
hereinbelaw specified; subject to �he findings, conclusions and i
decisi�n dated April i9,. 1978 of -�he Cityts. Hearing Examiner;the
` Planning Director i� hereby authori,zed and directed to change

� the maps af the Zoning. Ordinance, as amended.,.. �to. evidence said

Tract 11, Joseph P. Marshall Tracts as recorded
in Volume 38 of Plats , page 30, records of King
County, Washington; less the West 110 feet measured
along the north line; less State Highway and less
beginning at northwest corner of said Tract 11;
thence South 88°02` 38" East a distance of 110 feet
to the true point of beginning of said exception; thence
South Ol°15' 08" West parallel to the West line of
said Tract 11 a distance of 217 feet; thence North
76°44' 00" East a distance of 217 feet, more or less
to the Westerly margin of 138th Street ; thence
northerly along said tidesterly margain a distance of
160 feet more or less to the north line of said
Tract 11; thence North 88°02 ' 38" West to true
point of beginning.
(Said property located on the NOrthwest corner
of Northeast Sunset Boulevard and Duval_1 Avenue
N.E. )
SECTION II : This Ordinance shall be effective upon
its passage, approval and five ( 5) days after zts publication.
