QRDINANCE NO. 3253
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON,
AMENDING THE CITY' S COMPREHENSIVE PLAN AND MAPS 3: '
AND DATA IN CONJUNCTION THEREWITH RELATING TO
CERTAIN PROPERTIES IN THE GENERAL VICINITY EAST
OF AND SOUTH OF LEISURE ESTATES MOBILE HOME PARK
AND WEST OF UNION AVENUE
WHEREAS the Planning Commission of the City of Ren�on and the
NCity Council have heretofore adopted and filed a "Comprehensive
� Plan" as evidenced by Resolution No. 1240, and Ordinance No. 2142, '

"� and as same have been implemented and amerided from time to time, ,

� together with the adoption of various codes, reports and records,
�—
� and
WHEREA5 since said adop�ion the Planning Commission has
heretofore duly recommerided to the City Council, from time �to time,
certain amendments to said City' s "Comprehensive Plan" ; and
WHEREAS the Planning Coinmission held a public hearing on or
about April 12 , 1978 and May 10, 1978; and
WHEREAS the Planning Commission has made certa,in findi,ngs
and recommendations to the City Council of the City o� Reri�on, and
WHEREAS the City Council held a publ.ic hear�ng on th�s '
matter on September ,l8; 1978, and all par�ties appearing in favor
of or in opposition to said amendment to the City' s Comprehensive
Plan having been duly heard at such public hearing, and
WHEREAS the City Council has duly determined, after due
consideration of the testimony and evidence before it that it is
advisable and appropriate to amend and modify the City's "Comprehensive
Plan" and likewise modify the recommnedations o� the Planning
Commission and such modification being in the best interest and for
the public benefit, NOW THEREFORE
THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON, DO ORDAIN
AS FOLLOWS:
SECTION I: The aforestated finding and recitals are hereby
fou�r�d to be true and correct in all respects, and the City Council
hereby modifies and amends the recomm�.ndations and findings of the I
Planning Commission as hereinbelow set forth.

SECTION II : The City of Renton' s "Comprehensive Plan"
and maps, data and reports in conjunction therewith are hereby '

� Chapter 20, Ti.tle IV , Ordinance No . 1628 , Code of General Ordinances ,
City of Renton , King County , ��Jashington . In the event the subject '
property is used for any purpose other than those purposes described I
herein , the Comprehensive Plan designation and the zoning of the
subject property shall revert to the designation and zoning presently
existing ( single family residential ; G , General Classification
District ) .
CONTINGENCY
These restrictive covenants are solely dependent on thp revision of
the City ' s Comprehensive Plan and rezone of the subject property , or
any part thereof to allow the uses described under the section titled ,
" Permitted Use , " contained hereinabove . If the Comprehensive Plan
and zone is not changed to permit said use , these restrictive
covenants are null and voi.d as to� the subject property , or part
thereof .
DURATIO^1
These covenants shall run with the land and expire on Decernber 31 ,
2025 unless terminated as described under the section titled , �'
"Conting�ency , " hereinabove . If any any time improvements are
installed pursuant to these covenants , the portion of the covenants
oertaining to the specific installed improvements as required by the
Ordinances of the City of Renton shall terminate without necessity
of further documentation .
Any violation or breach of these restrictive covenants may be enforced
by proper legal procedures in the Superior Court of King County by
either the City of Renton or any property owners adjoining subject
property ��vho are adversely affected by said breach . Reasonable
attorneys ' fees incurred during an enforcement proceeding will be
borne by the parties whom the court determines are in error and shall
be entered as a judgment in such action .
