AN ORDINANCE OE THE CITY OF RENTON, WASHINGTON,
CHANGING THE ZO[�ING CLASSIFICA`I'ION OF CERTAIN
PROPERTIES WITHIN THE CITY OF RENTON FROM GENERAL
CLASSIFICATION DISTRICT (G-1 ) TO BUSINESS DISTRICT (B-
1 ) (PUBLIC STORAGE PROPERTIES VIII LTD AND KOHL
EXCAVATING, INC. R-102-86 )
WHEREAS under Chapter 7 . Tit1e IV (Building Regul�tions) of
Ordinance No. 1628 known as the "Code of General Or�3inances of
the City of Renton" , as amended , and the maps and reports ad�pted
in conjunction therewith, th� property hereinbelow described has
heretofore been zoned as General Classification District (G-1 ) ;
and
WHER�AS a pr�per �etition for chanqe of zone classification
of said property has been filed with the Building and Zoning
Department on or about March 3 , 19$7, which petition was duly
referred to the Hearing Examiner for investigation, study an�
public hearing, and a public hearing having been held theredn on
or about August 18, 1987, and said matter having been duly
considered by the Hearing Examiner an�l said zoning request being
in conformity with the City' s Comprehensive Plan, as amended, and
the City Council having duly considered all matters relevant
thereto, and all parties having been heard appearing in support
thereof or in apposition thereto, NOW THEREFORE
THE CITY COUNCIL OF THE �ITY OF RENTON, WASHINGTON, DO
ORDAIN AS FOLLOWS:
S�CTION I : The following described property in the City of
Renton is hereby rezoned to Business District (B-1 ) as
hereinbelow specified; subject to the findinqs, conclusions �nd

Building and Zoning Director is hereby authorized and directed to
change the maps of the Zoning Ordinance, as amen�ed , to evidence
said rezoning, to-wit:
See Exhibit "A" attached her�to and made a part hereof
as if fully set farth herein.
(Said property being located on the west side of
Raini�r Avenue North at the 800 - 900 block)
AND SUBJECT EURTHER to those certain Declaration of Restrictive
Covenants executed by Petitioner-Owners on or
about October 16 , 1987, and recorded in the office of
the Director of Records and Elections, Receiving Nos.
8710220434 , 8710220435 , and 8710220436 and
which said Covenants �re hereby incorporated and made a part
here�� as if fully set forth.
SECTION II : This Ordinance shall be eff�ctive upon its
passage, approv�l and five days aft�r its �ublication.

subj�ct site, locat�d on the West side of Rainier Avenue North,

� Exhibit "A" shall be restricted to Rainier Avenue North.
2 . To refrain from future development in the greenbelt
are�, legally described as set out in Exhibit "C" , attached
hereto and incorporated by this reference , insof.ar as the
greenbelt area extends into the subject site.
3 . To refrain from futur� dev�lopment in that area of the
site above the 70 foot contour line, even insofar as that may
extend beyand the greenbelt are3 d�scribed in #2 above. This
Covenant is given with the understanding that the term
" development" does not include landscaping , catch basins ,
existing swail, or existing pipes.
