AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES WITHIN THE CITY OF RENTON FROM
RESIDENCE DISTRICT (R-3) TO BUSINESS DISTRICT
(B-1) (R-019-86 BARTEL & ASSOCIATES)
WHEREAS under Chapter 7, Title IV (Building Regulations) of
Ordinance No. 1628 known as the "Code of General Ordinances of the
City of Renton", as amended, and the maps and reports adopted in
conjunction therewith, the property hereinbelow described has
heretofore been zoned as Residence District (R-3); and
WHEREAS a proper petition for change of zone classification
of said property has been filed with the Building and Zoning Department
on or about March 3, 1986, which petition was duly referred to the
Hearing Examiner for investigation, -study and public hearing, and a
public hearing having been held thereon on or about May 13, 1986, and
said matter having been duly considered by the Hearing Examiner and
said zoning request being in conformity with City's Comprehensive Plan,
as amended, and the City Council having duly considered all matters
relevant thereto, and all parties having been heard appearing in
support thereof or in opposition thereto, NOW THEREFORE
THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON, DO ORDAIN
AS FOLLOWS:
SECTION I: The following described property in the City of
Renton is hereby rezoned to Business District (B-1) as hereinbelow
specified; subject to the findings, conclusions and decision of the
Hearing Examiner dated May 19, 1986; the Building and Zoning Director
is hereby authorized and directed to change the maps of the Zoning
ORDINANCE NO. 4009
Ordinance, as amended, to evidence said rezoning, to -wit:
See Exhibit "A" attached hereto and made a part hereof
as if fully set forth herein. .
(Said property being located at Northeast corner of N.E.
Sunset Blvd. and Anacortes Avenue N.E.)
AND SUBJECT FURTHER to that certain Declaration of Restrictive Covenants
executed by Petitioner -Owners on or about June 24, 1986 and recorded
in the office of the Director of Records and Elections, Receiving
No. 8608270470 and which said Covenants are hereby incorporated and
made a part hereof as if fully set forth.
SECTION II: This Ordinance shall be effective upon its passage,
approval and five days after publication.

The East 140 feet)as measured along the North line�of that portion
of the Southwest quarter of the Southwest quarter of Section 3,
Township 23 North, Range.5 East, W.M., described as follows:
Beginning at the Southwest corner of said Section;
THENCE North 1°23'12" West along the West line of said Section,
1312.49 feet to the North line of said subdivision;
THENCE'North.89°24'22" East along said North line 1323.77 feet
to the Northeabt corner of said subdivision being the true point
of beginning;
THENCE South 1010'21" East along the East.line of said subdivision,
584.56 feet to the Northerly margin of State Highway No. 2(Sunset
Highway);
THENCE Southwesterly along said Highway 439.52 feet.;

EXCEPT that portion thereof conveyed to the City of Renton under
