ORDINANCE NO.
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON, CHANGING
THE ZONING CLASSIFICATION OF CERTAIN PROPERTY WITHIN THE
CITY OF RENTON FROM GENERAL CLASSIFICATION DISTRICT (G)
TO LIGHT INDUSTRY DISTRICT (L-1)
WHEREAS under Chapter VII, Title IV (Building Regulations) of
Ordinance No. 1628, known as the "Code of General Ordinances of the City
of Renton" as amended, and the maps adopted in conjunction therewith, the
property hereinbelow described has heretofore been zoned as General
Classification District (G), and
WHEREAS under the aforesaid Ordinance a proper petition for change
of zone classification of said property has been filed with the City
Clerk of the City of Renton on or about April 4, 1963, which Petition
was thereupon referred to the Planning Commission for investigation and
study and thereafter a public hearing having been held before said
Planning Commission on or about April 24, 1963, all pursuant to notice
of hearing duly published and posted as provided by law; and said
Planning Commission having duly considered and recommended said rezoning
and all parties having been heard appearing in support thereof or in
opposition thereto; NOW THEREFORE
BE IT ORDAINED BY THE MAYOR AND THE CITY COUNCIL OF THE CITY OF
RENTON AS FOLLOWS:
SECTION I: The following described property in the City of Renton
is hereby rezoned to Light Industry District (L-1); the City Engineer
and the Planning Director are hereby authorized and directed to change the
maps of the zoning ordinance as amended, to evidence said rezoning; said
property being described as follows:
Lots 52, 53, 54, 55, 56, 57 and 58, all in Block 19,
C. D. Hillman's Earlington Gardens Division #1, as
recorded in Vol. 17 of Plats, Page 74, records of King
County, EXCEPT that portion thereof heretofore conveyed
to the State of Washington for right of way purposes,
all located in Renton, King County, Washington
SUBJECT HOWEVER to certain covenants running with the
land, relative to setback, side and rear yards requirements
as more particularly set forth in that certain Agreement by
Petitioner -Owner dated May 1-�, 1963, which is incorporated
herein and made a part hereof as if fully set forth.
And said rezoning to be further subject to the laws and ordinances of the
City of Renton.

SECTION II: This Ordinance shall be in full force and effect from.,
and after its passage, approval and legal publication.

IN CONSIDERATION of our mutual interests as owners of real estate
hereinafter described and to establish and maintain fair, adequate and
wholesome standrads of planning, development and maintenance within said
r� described properties and the vicinity thereof, we the under*igned owners
Oro of the following described property, to -wit:
IATS 52, 53, 54, 55; 56, 57, and 68, Blcok 19- of C. D. Hillman's Farlington
Gardens Division No.l, records of King County, Washington
do hereby determine, establish and impose the following covenants upon and
to the aforedescribed real- pruperty:
A e, That any structure erected including fene•es shall observe a
minimum 65 foot setback from the center line of South 153rd Street.
B - That minimum side and rear yards of not leas than 20 feet be
maintained.
C - Any changes from the above restrictions shall first have the
written approval of the City Council of the City of Renton.

D - These above restrictions • and covenants to remain in force
and effect until December 31, 1975, when they shall terminate.
All of said covenants shall run -with the land and shall be binding
on our heirs, successors and assigns, The above restrictions and
reservations are made for the benefit of any and all persons who now
may own or who may hereafter own property in the Plats * of C. D. Hillman's
Earlington Garden Division No. 1, and all such persons, including the
City of Renton, are specifically given the right to enforce these
covenants -of any of them.
