Mr. Kahn,
Thank you for the update on your intentions to bring your property into compliance
with city code. I prefer to commtinicate via email rather than the phone as it may be
part of the required inforination requested for an appeal hearing. The two Warnings of
Violation I am referring to are from 2014 (case # CODE14-oo0875) and 2015 (case #
CODEiS-000290). To appeal the fee on the Finding of Violation you need to follow the
directions on the 211� page of your Finding of Violation. Below is �art of the information
on the appeal page:
The city has elected to establish a non-judicial hearing and determination system to enforce Renton Municipal Codes
civil code
violations.Therefore a code violation penalty, consistent with RMC 1-3-2 (P) is imposed, not including any costs, fees
or assessments.
You may respond in the following manner:
I deny creating, permitting to exist, maintaining or failing to eliminate the violation(s) and I am requesting a hearing
to contest
this Finding of Violation.Appeal repuests must be received bv the Renton Citv Clerk's o�fice within 10 days of
the date of this
Findina of Violation. Please send me a hearing date. I promise to appear on that date.The administrator must
prove by a
preponderance of the evidence that I committed the violation. I understand that under RMC1-3-2 (G) that the
administrator shall
decide whether the opportunity to be heard will be only in writing or in person, or both.The city is not required
to call witnesses
to testify at the hearing. Pursuant to RMC 1-3-2 (K),failure to attend the scheduled hearing makes the Finding of
Violation final,
and I may be subject to additional costs if I fail to withdraw or resolve my appeal prior to the hearing date. I also
understand that
the city has not waived any rights or remedies under the law.

An inspection of the above premises revealed violations) of the City of Renton Municipal Code and Ordinances listed below.
Compliance or corrective action must be completed by January 06, 2015. If voluntary compliance is not achieved, a Criminal Citation
MAY be issued. The minimum penalty for the first violation shall be one hundred dollars ($100.00). The minimum penalty for the
second violation of the same nature or a continuing violation shall be two hundred dollars ($200.00). The minimum penalty for the
third violation of the same nature or a continuing violation shall be three hundred dollars ($300.00). A fourth violation shall

Code Text: Tall Grass and Vegetation 4-5-130 Section 302.4:
The City of Renton has adopted new regulations that governs length of vegetation on properties . All premises
and exterior property shall be maintained free from weeds or plant growth in excess of twelve (12) inches in
height on developed property or twenty four (24) inches in height on vacant land. All noxious weed shall be
prohibited. Weeds shall be defined as all grasses, annual plants and vegetation, other than trees or shrubs;
provided, however, this term shall not include cultivated flowers and gardens.
Corrective Action: In this regard mow, remove, properly dispose of and maintain all vegetation to twenty four (24) inches in
height on vacant land.
VIOLATION 2: SIDEWALK OBSTRUCTION

Code Text: Sidewalk Obstruction: 9-8-8 C: The City of Renton Municipal Code requires that hazardous conditions on or
over the public right-of-way, which includes sidewalks, parking strips and streets be maintained by the
abutting property owners. The code requires a vertical clearance of eight (8) feet above the sidewalk surface
and fourteen (14) feet above the street surface. RMC Section 9-8-8 G requires the sidewalk surface to be free
of foreign matter that may cause pedestrians to fall, stumble or slip because of the existence of foreign
matter.
Corrective Action: In this regard remove all foreign material from the sidewalk surface to provide full use of the sidewalk width
and trim all overhanging branches to the required height above the sidewalk and street.
