per month, the first and secorld months rent .to be paid simultaneously
with trie execution and delivsry of this iease, and on or before .tne

. The Zessee agrees to build at its own expense an office I
building on said premises to be used by it for union activities
in accordance vaith plans and specifications tio be appro�;ed by
tne Building �epartment of the City of Renton, v�hich said build-
in� shall become and be the property of the CitST upon the term-
ination oi this le�se. �
The Lessee further agr�es to keep said building fully covered
by insur�nce to the extent of its irisurable value. Said insurance
shall be conditioried that in the event of loss or d�n��e th.e build- I
ing will either be rebuilt or repaired or the proceeds of' the
policy shall be su'pstituted for said building in the ev,ent the
Lessee shall terminate the lease pursuant the next paragraph here-
of. nll policies and renewals thereof shall be delivered to the
Cit3T Clerk of' the Lessor.
The Zessee has the ri�ht to terminate this lease at an;T time
upon �iving to the City six (6) months' notice , in writing, of �
its interition so to do , and the payrnent of rent for said six (6)
months and the surrender of the buildin� to the Cit�r shall constitute
the liquidated damages by reason of such cancellation, a�d the
Lessee on its part agrees to keep said building in �ood condition
and repair duri�� the term of its tenancy.
�he Lessee on its part a�rees to pay all charges for lioht,
heat and water and to hold the Cit�T h�rmless from all dama�es of
every kind aild nature whatsoever that r�=u3T be cl�imed or accrue
by reason of any accident in or about the leased premises iricident
to Lesse� ' s occupation thereo�' or caused by the acts or neglect
of' the Lessee.
If' tne Lessee shall fail to �,ee� or perforra any or all of the
covenants and aoreements herain contained, including the payment I��
of rent when due , then the City may cancel this lease upon �iving
t�.irty (30 ) days' not ice thereof and re-enter said pr•emises I
immediately, unless said default has been rectified in the meantime. �
