hereinafter called "Grantor(s)", and the CITY OF RENTON, a Mi.micipal Corporatian
of King Coimty, tti'ashington, hereinafter called "Grantee". ,
WITNESSETH:
That said Grantor(s) , for and in consideration of the sum of $ ��Q`--$
paid by Grantee, and other valuable consideration,
do by these presents, grant, bargain, sell, convey, and warrant wzto the said
�rantee, its successors and assigns, a temporary construction easement for a public
utility (street improvement) with necessary appurtenances over, through, across and
upon the following described property in King Cotmty, Washington, more particulaxly
described as follows :
The Northerly 30 feet, measured perpendicularly to the Southerly margin of
Northeast 27th Street, of the easterly 25 feet, measured perpendicularly to the
easterly line, of the following described property:
BEGINNING at a point 372 feet West of Southeast corner of Tract 258, C. D.
Hillman's Lake Washington Garden of Eden Division No. 4 according to the plat recorded
in Volume 11 of Plats, page 82, records of King Coimty, Washington; thence West 100
feet; thence North 7° 10' 00" East to northerly line of said Tract; thence South-
easterly along the northerly line to a point North 6° 36' 00" �:�st ofi beginning;
thence South 6° 36' 00" West to beginning.
Said temporary construction easement shall remain in force during construction
and i.u�til such time as t}ie street improvement h bee,n accepted for operation and
maintenance by the Grantee but not later tlian

. Said heretofore mentioned grantee, its successors or assigns, shall
. have the right, without prior notice or proceeding at 1aw, at such times as
may be necessary to enter upon said above described property for the purpose ;
of constructing, maintaining, repairing, a1tering or reconstructing said �,
utility, or making any connections therewith, without incurring any legal
obl i gations or 1 i abi 1 i ty therefore, provi ded, that such constructi on, main-
,� taining, repairing, altering or reconstruction of such utility shall be
� accomplished in such a manner that the private improvements existing in the riqht
�` right(s)-of-way shall not be disturbed or damaged, or in the event they are
� disturbed or damaged, they will be replaced in as good a condition as they were
f� immediately before the property was entered upon by the Grantee.

� The Grantor shall fully use ��and-ehjoy the aforedescribed premises, '
including the right to retain the right� to use the surface of said righ.t-of-way
if such use does not interfere with installation and maintenance of the utility
line. However, the grantor shall not erect buildings or structures over, under
� or across the ri gh t-of-way durh ng `the exi s`tence o�.,�uch uti l i ty.
This easement, shall be a covenant running with the land and shall be bind-
ing on the Grantor, his successo`rs�,��heirs,_�and assigns. Grantors covenant that
they are the lawful owners of t{he ahove prope�rties and that they have a good and
1 awful ri ght to execute thi s agreenient.
