of King County, Washington, hereinafter called "Grantee".

by these presents, grant, bargain, sell, convey, and warrant unto the said

A strip of land 15.00 feet wide lying 7.5 feet on each side of the following
described centerline:
Commencing at the northwest corner of the Plat of Earlington Industrial Park
No. 2, as recorded in Volume 88 of Plats, Page 80, Records of King County,
Washington; Thence south 1°14'28" west along the west line of said plat and the
west right-of-way line of Powell Avenue S.W. 40.00 feet; Thence north 88°15'00"
west 179.26 feet; Thence south 1°14128" west 40.00 feet to the True Point of
Beginning of said centerline; Thence south 1°14'28" west 103.00 feet to a point
hereinafter referred to as point "A";
Thence south 1014128" west 34.00 feet to a point hereinafter referred to as point "B";
Thence south 1°14128" west 57.60 feet to a point hereinafter referred to as point "C";
Thence south 1°14128" west 79.40 feet to a point hereinafter referred to as point "D";
Thence south 1014128" west 110.09 feet to a point hereinafter referred to as point "E";
Thence south 1014'28" west 7.50 feet to the terminus of said centerline;
Together with a strip of land 10.00 feet wide, lying 5.00 feet on each side of the
following described centerline:
Beginning at the aforementioned point "A"; Thence north 88°45'32" west 20.00 feet
to the terminus of said centerline;
Together with a strip of land 10.00 feet wide, lying 5.00 feet on each side of the
following described centerline:
Beginning at the aforementioned point "B", Thence south 88°45'32" east 25.00 feet
to the terminus of said centerline.
Together with a strip of land 15.00 feet wide, lying 7.50 feet on each side of
the following described centerline:
Beginning at the aforementioned point "C"; Thence north 88°45'32" west 25.00 feet;
Thence north 1°14'28" east 17.50 feet to the terminus of said centerline;
Together with a strip of land 10.00 feet wide, lying 5.00 feet on each side of
the following described centerline:
Beginning at the aforementioned point "D"; Thence south 88045'32" east 25.00 feet
to the terminus of said centerline;
Together with a strip of land 15.00 feet wide, lying 7.50 feet on each side of
the following described centerline:
Beginning at the aforementioned point "E"; Thence south 88045132" east 22.50 feet
to the terminus of said centerline.
Said heretofore mentioned grantee, its successors or assigns, shall have
the right, without prior notice or proceeding at law, at such times as may be
necessary to enter upon said above described property for the purpose of construct-
ing, maintaining, repairing, altering or reconstructing said utilities, or making
any connections therewith, without incurring any legal obligations or liability
therefore, provided, that such construction, maintaining, repairing, altering or
reconstruction of said utilities shall be accomplished in such a manner that the
private improvements existing in the right(s)-of-way shall not be disturbed or
damaged, they will be replaced in as good a condition as they were immediately
before the property was entered upon by the Grantee.
The Grantor shall fully use and enjoy th&aforedescribed premises, including
the right to retain the right to use the surface of said right-of-way if such use
does not interfere with installation and maintenance of the utilities. However,
the grantor shall not erect buildings or structures over, under or across the
right-of-way during the existence of such utilities.
This easement, shall be a covenant running with the land and shall be binding
on the Grantor, his successors, heirs and assigns. Grantors covenant that # ey
are the lawful owners of the above properties and t they h ve a good /lawful
right to execute this agreement. f
