Grantee, its successors and assigns , an easement for public utilities (including
water and sewer) with necessary appurtenanc�s over, through, across and upon the

All that portion of Lots 11 and 12, Block 12, Renton Farm Plat No. 2, according
to the plat recorded in Volume 11 of plats , page 32, records of King County, Washington,
described as follows:
BEGINNING at the N.E. corner of said Lot 12; thence westerly along the northerly
line thereof a distance of 5 feet; thence southeasterly to a point on the easterly
line of said Lot 12, 5 feet southerly of the northeasterly corner thereof; thence .
northerly along the easterly line of said Lot 12 a distance of 5 feet the N.E. corner
thereof, the true point of beginning.
Together with a temporary construction easement described as:

-• � have the right, without prior notice or proceeding at law, at such times as
may be necessary to enter upon said above� described property for the purpose
�� of constructing, maintaining, repairing, altering or reconstructing said
< < utility, or making any connections therewith, without incurring any legal
� • � obligations or liability therefore, provided, that such construction, main-
� � � taining, repairing, altering or reconstruction of such utility shall be
accomplished in such a manner that the private improv�mer�t5 ex�st�rg �r� t"c r;ght
� �- � right(s)-of-way shall not be disturbed or damaged, or in the event they are
N� disturbed or damaged, they will be replaced in as good a condition as they were
. 0 immediately before the property was entered upon by the Grantee.
� fN-- The Grantor shall fully use and enjoy the afvredescribed premises, �
_ including the right to re tain the right to use the surface of said right-of-way
- if such use does not interfere with installation and maintenance of the utility
line. However, the grantor shall not erect buildings or structures over, under
' or across the right-of-way during the existence of such utility.
. This easement, shall be a covenant runninc� with the land and shall be bind-
� ing on the Grantor, his successors , heirs and assigns. Grantors covenant that
they are the lawful owners of the above properties and that they have a good and
ful right to execute this agreement.
