� That said Grantor(s) , for and in consideration of the sum of $ 1 . 0 0
� paid by Grantee, and other valuable consideration, do
� by these presents, grant, bargain, sell, convey, and warrant unto the said Grantee,
its successors and assigns, an easement for roadway and public utilities (including
water and sewer) with necessary appurtenances over, through, across and upon the
following described property in King County, Washington.
That portion of the Northwest quarter (1/4) of the Northeast quarter (1/4)
and the Northeast quarter (1/4) of the Northwest quarter (1/4) of Section
36, Township 23 North Range 4, E.W.M. , described as follows:
Beginning at a point which bears East 114 feet and North 30 feet from
the Northeast corner of the Henry Adams Donation Claim No. 43; Thence
North 644.78 feet; Thence South 84°34'00" East a distance of 649.70
feet; Thence South 04°37'00" West a distance of 193 feet more or less
to centerline of Drainage Ditch No. 1; Thence Southwesterly along said
centerline to a point East of beginning; Thence West to beginning.
Said portions of the above described property subject to the easement
grant herein are described as follows:
� That portion of a 15 ft. permanent utility easement better described as:
Beginning at the NW corner of said property; thence S 1°07'35" W a distance
of 2.90 ft. ; thence S 87°45'S2" E a distance of 46 ft, more or less to North
property line; thence Westerly upon .saic� line to TPOB.

T`hat portion of a 30 ft, temporary construction easement better described
as: Beginning at the NW corner of said property, thence S T°07'35" W a
distance of 10.40 ft.; thence S 87°45'S2" E, a distance of 151 ft. more
or less to the North property line; thence Westerly upon said line to TPOB.
Said temporary construction easement shall remain in force during construc- �'
tion and until such time as the roadway, utilities and appurtenances have been �
accepted for the operation and maintenance by the Grantee but not later than
December 31, 1974.

or makir�g any connections therewith, �ith�vt inc�rrirg any legai obligations or
liability theref�r�, provid�d, �i�at s�a�h construction, maintaining, repairing,
altering or reconstruction of said roadway and utilities sha11 be accomplished in
such a- manner tha� the private improver�n�s exist�ng in the right(s)�of-way shall
�ot be disturbed or damaged, they will be r�eplaced in as goad a cond�tion as they I
were irrunediately be�ore the property was �ntered upon by the Grantee.
The Grantor shal� fully use and enjoy the a�ore�iescribed premises , including
the ri ght to retain the r1 ght to use the surface of sai d ri ght-of-�vay i f such use
does not inte��ere wi th instal l ati on and �aintenar�ce of the roadway or uti 1 i ties .
� Hawever, the grantor shall not erect build�ngs or s�ructures over, under or across
� the ri ght-of�way duri ng the exi stence of s�c� roadway and uti 1 i t�es.
