THIS INSTRUMENT, made this /�Tu day of ��Ly , 19 7�O ;
by and between LOUIS SHEFFELS and ROBERT C. SHEFFELS ;
' hereinafter called "Grantors," and the CITY OF RENTON, a Municipal Corporation of
King County, Washington, hereinafter call "Grantee, "
WITNESSETH:
MThat said Grantors, for and in consideration of the sum of $1.00 paid
� by Grantee, and other valuable consideration, do by these presents, grant,
� bargain, sell , convey, and warrant unto the said Grantee, its successors and
� assigns, an easement for sewer with necessary appurtenances over, through, across
Oand upon the following described property in King County, Washington, more
� particularly described as follows:

Description for sanitary sewer easement across Lots 3, 5 and 6, Block 4,
Tiffany Park, Division 2 (Vol . 72 of Plats, pages 7, 8 and 9, Records of
King County, Washington) described as follows:
All that portion of land lying 5 feet on each side of the following
described centerline: Beginning at the westerly corner of Lot 3 of
said Tiffany Park, Division 2; thence on a 820 foot radius curve right
through a central angle of 1°05' 16" a distance of 15.57 feet along
the northeasterly right-of-way line of Kirkland Avenue S.E. to the
true point of beginning; thence N 47°00'22" E a distance of 253.86 feet
to the southwesterly right-of-way line of S.E. 18th Street; said point
lying 1.41 feet on a 275 foot radius curve left through a central angle
of 0°17'38" from the easterly corner of said Lot 5. The side lines of
the described strip to be lengthened or shortened to terminate in the
side lines of said Lots 3, 5 and 6. (See Attached Sketch) �
Said heretofore mentioned Grantee, its successors or assigns, shall
have the right, without prior notice or proceeding at law, at such times as may
be necessary to enter upon said above described property for the purpose of
constructing, maintaining, repairing, altering or reconstructing said sewer or ,
making connections therewith, without incurring any legal obligations or
I liability therefore, provided, that such construction, maintaining, repairing,
altering or reconstruction of said sewer shall be accomplished in such a manner
that the private improvements existing in the right(s)-of-way shall not be
disturbed or damaged, they will be replaced in as good a condition as they were
immediately before the property was entered upon by the Grantee.
The Grantor shall fully use and enjoy the aforedescribed premises,
including the right to retain the right to use the surface of said right-of-
way if such use does not interfere with installation and maintenance of the
sewer. However, the Grantor shall not erect buildings or structures over,
under or across the right-of-way during the existence of such sewer.
This easement shall be a covenant running with the land and shall
be binding on the Grantor, his successors, heirs and assigns. Grantors covenant
- that they are the 1aw�ui owners of the above properties �nd ti�at �i;��ey i�av� a
good and lawful right to execute this agreement.
