�;' That the said Grantor does by these presents grants and,conveys unto the
� Grantee, his heirs and assigns an easement for ingress and egress over the

C" in conjunetion with the construction and maintenance of a gravel roadway and

appurtenances ovar, through, across and upon the following described property
in King County, YJashington, more particularly described as follows:

'; The East 30 feet of the E 1/4 of the South 340.18 feet of Government Lot
4, as measured along the East line thereof, within Sec. 3, Twp. 23 N. , Rng. 5

� In consideration of the above described easement granted to the Grantee
� by the Grantor:
i; . The Grantee hereby agrees to bear all the cost and expenditures of con-
', structing said roadway including grading, grubbing, excavation, gravel surface
' and appurtenances thereto.

Provi,ded, however, that the minimum improvements by Grantee shall cansist II
' � of 4" dep�h of 5/8 minus crushed rock over the easement area and proviricd
further that said easement shall not become effective until such time as
the Grantee shall have made these improvements.
�
: Sa�3 here�afore mentioned grantee, its successors or assiqns, shall have
; the right, without prior notice or p�roceeding at law, at such times as may be
necessary to enter upon said above described property for the purpose of con-
. structing, maintaining, repairing, altering or reconstructing said roadway�
; without incurring any legal obligations or liability therefore, provided, that
such construction, maintaining, repairing, altering or reconstruction of said
�" roadway shall be accomplished in such a manner that the private improvements I
;i existing in the right-of-way shall not be disturbed or damaged, they will be
replaced in as good a condition as they were immediately before the property
was entered upon by the Grantee.
The Grantor sha11 fully use a:nd enjoy the aforedescribed premises, including
the right to retain the right to use the surface of said right-of-way if such use
does not interfere with installation and maintenance of the roadway. However,
, the Grantor shall not erect buildings or structures over, under or across the
, riqht-of-way during the existence of such roadway.
This easement, shall be a covenant running with the land and shall be bind-
i:�g en the Grantor, his succe�sors, heirs and assigr.s. �rantors covenant that
�, they are the lawful owners of the above properties and that they have a good and
