Please note the recording of the lot line adjustment map alone does not transfer
ownership of property. If necessary, prepare and record a deed transferring ownership
of the portion of land depicted-in the lot line adjListmen~ map. W.e recommend that the
legal description for this document be prepared by a surveyor. It is the applicant's
responsibility to ensure this document is properly prepared and recorded with the
County. -

King County.

An approval line and date should be provided for the King County Deputy Assessor.
Remove the reference to "COLPITTS DEVELOPMENT CO. LLC" in the upper left-hand comer
of both drawing sheets. Correct as needed.
The Chicago Title Insurance Co. A.L.T.A. Commitment, dated February 3, 2000, notes under
"SPECIAL EXCEPTIONS" that there are exceptions and reservations contained in a deed
recorded under Rec. No. 7607140468 that affect one of the subject properties. Include a
reference to that deed and recording number on the lot line adjustment drawing.
Change the reference from "BOUNDARY" to LOT in the "DECLARATION" block.
Item No.1 under "SURVEYOR'S NOTES" does not directly impact the subdivision and should
be removed from the drawing (Sheet 1 of 2).
Change the name of the requestor in the "SURVEYOR'S CERTIFICATE" block (Sheet 1 of 2) .
. Revise "RGN" in the indexing portion of both drawing sheets (spelling error).
Comments for the Project Manager:
The above referenced title report ~tates that Rudy J. Starkovich and Beverly J. Starkovich are the
vested owners of the subject property. If Rudy Starkovich is still alive and a vested owner, then
he should have signed the Land Use Permit Master Application form, along with his wife.
If ownership of the subject properties is to change hands before this lot line adjustment is
recorded, then ask for a new title report.

Dear Ms. Bolesh:
The City of Renton has completed the initial review of your proposed lot line adjustment.
The following changes will be necessary in order'forthe City to approve your proposal:
1 ... Note the City of Renton land use action number and land record number, LUA-
04-018-LLA and LNO,·30':027'8, respectively, on the drawing,. in the spaces
already provided. . .
2. Provide ties to two City of Renton Survey Control Network horizontal/vertical
monuments, and directly tie the subject property to said SCN. The city will check.
the geometry when said ties are provided ..
3. Indicate what has been, or is to be, set at the new corners of the lots.
4. . Note discrepancies between bearings and distances of rec.ord and those
measured or calculated, if any. . .
5. Note whether the adjoining properties are platted (give plat mime and lot
number) or unplatted. . . .
6. If the proposed sanitary sewer and pedestrian easements are not a condition of
this lot line adjustment and are not to be recorded concurrently with said lot line
adjustment, then any references to said easements should be removed from the
drawing (Sheet 2 of 2).
7. The word RECORDER'S is misspelled in the title for the "RECORDER'S
CERTIFICATE'; block (Sheet 1 of 2).
·8. The approval block for the Administrator of Planning/Building/Public Works
Department should include a reference to the City of Renton. .
9. An approval line and date should be provided for the King County Deputy

The "€elpitts Development Co. Lot Line Adjustment" application is a lot
line adjustment to the line between parcel #'s 0007200148 & 0007200075.
The parcels are addressed as 75 & 77 Burnett Avenue South. Both parcels
have existing commercial buildings. The lot line adjustment will move the
existing lot line to the north approximately 32 +/-feet making parcel
#0007200148 (Parcel B on site plan) 3,500 +/-SF larger, becoming 10,304
+/-SF total. Parcel #0007200075 (Parcel A on the site plan) will lose the
3,500 +/-SF becoming 20,192 +/-SF total. The lot line adjustment is being
requested to center the existing 15' sanitary sewer easement (KC Recording
#8406010541) between both parcels and for building setbacks.
