Format and Legal Description Review
Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have
the following comments:
Comments for the Applicant:
The legal description for "OLD LEGAL DESCRIPTION LOT A" is incorrect (Sheet 1 of 2). As
written, the property described includes Tax Parcel Nos. 1023059229, 1023059106, the plat of
Estates At Hidden Creek and the 30' of street to the south of said plat. Review and revise as
needed. FOR YOUR INFORMATION: The legal description contained within the Quit Claim
Deed recorded under Rec. No. 9807211703 (Pillo to Pillo) does not appear to be exactly the same
as noted in the King County tax rolls and in this boundary line adjustment (even with the needed
correction referenced above made). The missing portion of the description in the QCD is: LESS
the South 20 feet of the North 230 feet of the West 40.8 feet of the E 165.80 feet
The indexing information as shown on Sheet 1 of 2 is incorrect. The correct indexing is the SE
lA, NW lA, SEC. 10, T.23N., R.5 E., W.M. Also note the indexing information on Sheet 2 of 2.
Show two ties to the City of Renton Survey Control Network (the W lA comer of Section lOis
City of Renton Mon #848).
Note the City of Renton land use action number, LUA-04-029 in the space provided in the "CITY
OF RENTON BOUNDARY LINE ADJUSTMENT NO." block, shown in the lower right-hand
comer of Sheet 2 of 2.
Provide lot line adjustment and lot closure calculations.

See the attachment for corrections to be made to the "MULTI JURISDICTION NOTE" (Sheet 1
of 2).
Since King County is taking the lead on this "boundary line adjustment", the "RECORDER'S
CERTIFICATE" (Sheet 1 of 2) should be changed to have the request for recording come from
King County, not the City of Renton.
Note the City of Renton designated street name (Duvall AVE NE) on the drawing (southerly of
the City of Renton city limits line extended easterly across 138th AVE SE). .
The references to drainfields, reserve drainfield areas, location of the septic tank and the
"DRAINFIELD NOTE" do not directly impact the subdivision. Therefore, these items can be
removed from the drawing. Also, the references to utility poles and buried septic lines are not
needed.
In the "BOUNDARY NOTE" block (lower left-hand comer of Sheet 2 of 2), the surveyor talks
about using subdivisional dimensions in the survey. Using "330 feet" would create an overlap
with adjoining properties, particularly those to the south. Does this refer to the discrepancies
between distances of record and those measured or calculated, or something else?
Comments for the Project Manager:
As you probably already know, this LLA combines two properties that previously considered the
City Limits line as the common lot line between the two (one property in each jurisdiction -City
of Renton and King County). As a result of this LLA, one of these properties wilrnow fall within
both jurisdictions, with the City Limits line running across it.
