documeht be prepared by a surveyor. It. is the applicant's responsibility to ensure this document is

The City has finished reviewing your proposed lot line adjustment and is now ready to
approve and send the final version for recording. Please submit two sets of an original
signed mylar and a check for $15.73 made out to CD&L to me at the sixth floo(counter
of City Hall.
Please verify that the mylars have been signed by all owners of record and have been
notarized with an ink stamp (not embossed). The ink stamp myst be legible so that
King County will promptly record ,the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14)
day appeal period from the date of this letter. Any appeals of the administrative decision
must be filed with the City of Renton Hearing Examiner by 5:00 pm September 28,
',2004.

Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have
the following comments:
Comments for the Applicant:
As currently shown, the east 2 feet of the north 15 feet of Tax Parcel No. 1023059379 does not
attach to either ofthe adjusted lots. Is this strip to be dedicated for street right-of-way, or should
it be shown as part of one of the adjusted lots? Note dimensions as needed.
Remove the concrete sidewalk noted northerly of both Lots A and B. Said sidewalk does not
directly impact the lot line adjustment.
Provide new 10tc1osure calculations for the lot line adjustment.
Remove the "APPROVAL NOTES" block noted on Sheet 1 of 2. King County exemptions do
not apply to City of Renton lot line adjustments.

Comments for the Applicant:
Note the City of Renton land use action number and land record number, LUA-04-077-LLA and
LND-30-0281, respectively, on the drawing in the spaces already provided. NOTE: The type
size for the LND number should be smaller than that used for the land use action number.
City records indicate that Lot B is approximately 15' greater in length (north to south) than is
currently shown on the drawing (Sheet 2 of 2). The Statutory Warranty Deed to Casey Haworth
(King County Rec. No. 9905121636) does not include in the legal description any exception of
the north 15', nor does the legal description noted on this lot line adjustment submittal. Review
this discrepancy and revise the drawing as needed, or provide documentation to explain the 15'
difference.
To provide a direct tie between the City of Renton Survey Control Network and the subject
properties, e.g.show the bearing and distance of the SWly line of Lot 15 of the plat of Honey
Crest.
The bearing (S 88° 27' II" W) noted to the northwest of "LOT B" on Sheet 2 of 2, should be
N 88° 27' ll"W.
Note the setback distance between the existing building on Lot B and the north property line (7)
shown on Sheet 2 of 2.

Note what ~as been, or is to be, set at the comers of the reconfigured lots.
Note all easements, agreements and covenants of record on the drawing.
On the final lot line adjustment, remove all references to trees, utility facilities, topog lines and
other items not directly impacting the subdivision.
The "APPROV AL" block (Sheet 1 of 2) fails to include a reference to the City of Renton for the
Administrator. Said block does refer to "DEPARTMENT OF DEVELOPMENT AND
ENVIRONMENTAL SERVICES". Remove said erroneous reference from the drawing.
All references to "BOUNDARY LINE ADJUSTMENT" on the lot line adjustment submittal
need to be changed to LOT LINE ADJUSTMENT.
The "ZONING" and "DENSITY" blocks should be removed (Sheet 1 of 2).
Note that if there are restrictive covenants, easements or agreements with others (City of R~nton,
etc.) as part of this lot line adjustment, they can be recorded with the lot line adjustment. The lot
line adjustment and the associated document(s) are to be given to the Project Manager as a
package. The lot line adjustment will have the first recording number (at King County). The
associated documents will then follow in the recording order. The recording number(s) for the
associated document(s) should be referenced on the lot line adjustment.

The City of Renton has completed the second review of your proposed lot line adjustment. The
following changes will be necessary in order for the City to approve your proposal:
1. As currently shown. the east 2 feet of the north '15 feet of Tax Parcel No.1 023059379 does
not attach to either 0f the adjusted lots. Is this strip to be dedicated for street right-of-way, or
should it be shown as part of one of the adjusted lots? Note dimensions as needed.
2. Remove the concrete sidewalk noted northerly of both Lots A and B. Said sidewalk does not
directly impact the lot line adjustment.
3. Provide new.lot closure calculations for the lot line adjustment.
,4. Remove the "APPROVAL NOTES" block noted on Sheet 1 of 2. King County exemptions do
not apply to City of Renton lot line adjustments., "
Once the above changes have been made, please submit two copies of the revised lot .line '
adjustment to me at the sixth floor counter of City Hall. The revised plans will be routed for final
review and you will be notified when it is appropriate to submit the' final mylars. If you have any,

Honeycrest Lot Line Adjustment
Project No. LUA-04-077, LLA
The City of Renton has completed the initial review of your proposed lot line adjustment. The
following changes will be necessary in .order for the City to approve your proposal: '
1. Note the City of Renton land use action number and land record number, LUA-04-077-
LLA and LND-30-0281, respectively, on the drawing ,in the spaces already provided.
NOTE: The type size for the LND number should be smaller than that used for the land
use action number. '
2. City records indicate that Lot B is approximately 15'greater in length (north to south) than
is currently shown on the_ drawing (Sheet 2 of 2). The Statutory Warranty Deed to Casey
Haworth (King Couhty Rec. No. 9905121636) does not include in the iegal description any
exception. of the north 15', nor does the legal description noted on this lot line adjustment
submittal. ' Review this discrepancy and revise the drawing as needed, or provide '
documentation to explain the 15' difference. '
3. To provide a direct tie between the citY of Renton Survey Control Network and the subject
properties, e.g. show the bearing and distance of the SWly line of Lot 150f the plat of
Honey Crest. ' ,
4. The bearing (S 88Q 27'11" W) noted to the northwest of "LOT B" on Sheet 2 of 2, shouid
be N 88!! 7'11'W. '
5. Note the setback distanceb~tween the existing building on Lot B and the north property
line (?) shown on Sheet 2 of 2.
6. Note what has been, or is to be, set atthe corners of the reconfigured lots.
7. Note all easements, agreements and covenants of record on the drawing.
8. On the final lot line adjustment, remove all references to trees, utility facilities, topog lines
and other items not directly impacting the subdivision,
9. The "APPROVAL" block (Sheet 1 of 2) fails to include a reference to the City of Renton
for the Administrator: Said block does refer to "DEPARTMENT OF DEVELOPMENT
AND ENVIRONMENTAL SERVICES". Remove said erroneous reference from the
, drawing.
10. All references to "BOUNDARY LINE ADJUSTMENT" on the lot line adjustment submittal
need to be changed to LOT LINE ADJUSTMENT.
11. The "ZONING" and "DENSITY" blocks should be removed (Sheet 1 of 2).
12. Note that if there are restrictive covenants, easements or agreements with others (City of
Renton, etc.) as part of this lot line adjustment, they can be recorded with the lot line
adjustment. The lot line adjustment and the associated document(s) are to be given to
the Project Manager as a package. The lot line adjustment will have the first recording
number (at King County). The associated documents will then follow in the recording
order. The recording number(s} for the associated document(s} should be referenced on
the lot line adjustment.

Dear Development Services Staff:
This letter outlines the application for the Parry/ Haworth Lot Line Adjustment at 4124
. and 4108 NE9th PL. Renton W A. The proposal is to add a 2 foot wide portion of the
Haworth parcel to the Parry parcel by a Lot Line Adjustment. Heritage Homes (Dave
Parry) will then be able to apply for a 4 lot short plat.
The current zoning of the sites and surrounding area is R-8. The current use of the sites
are for single family residences which will remain. Both parcels will meet the standards
of the R-8 zone.
All street and utility improvements have been installed as part of the Honey Crest Plat.
No new street or utility construction is proposed. The utilities and drainage control plans
are in the City's file with the Honey Crest Plat that was just completed.
'No additional lots will be created by this lot line adjustment.
