Conditions of Approval:
1. Applicant shall be required to enhance and install landscaping, which will achieve greater
screening and enhance the appearance of the 6-foot high cedar fence along NE 3'" Place. The
proposed alternating rhododendrons and Emerald Green trees landscaping shall be
supplemented with a minimum of 20 percent evergreen planting (i.e. Leyland Cypress). The
planting shall be of a height no less than 3 to 4 feet. Landscaping is required to be irrigated. The
approved landscaping shall be installed and inspected by Development Services Division within
one year of the date of issuance of this permit.
Advisory Note: The applicant should contact the 1-Call Center, by dialing 811, to determine the
location of underground utilities (telephone, street lights, cable, electric) which may be located
behind the sidewalk.

LOT LINE ABUTIING A STIUtET IS FORTY EIGHT (48) INCHES, EXCEPT IN CLEAR

We are respectfully submitting the enclosed Special Fence Permit Application and related
documents for Lot 18 Morgan Place South, 5510 NE 3,' ST. This fence qualifies for administrative
review under Renton Municipal Code 4-4-0040 G 1 a; Fences exceeding forty eight inches (48")
within front yard or side yards along a street setback but not within a clear vision area.
We also meet the evaluation objectives listed in the Renton MuniCipal Code for Special
Administrative Fence Permits 4-4-040 G 2.
• The fence improves the privacy and security of the adjoining yard space.
• The fence does not detract from the quality of the residential environment.
• The proposed fence compliments the environment it serves in an aesthetically pleasing manner.
• The proposed fence does not present a hazard to vehicular or pedestrian traffic.
The fence located on this property already complies with the criteria to allow the fence to stand
at a maximum 72" in height abutting a city street in that; this fence is constructed of quality fence
material (cedar). It is of similar design and material as otner fences in the surrounding
neighborhood and tne orientation of the finished face of the fence is toward the street.(Renton
Municipal Code 4-4-040 G 2 a) Additionally the fence is not located in any portion of a clear
vision area. (Renton Municipal Code 4-4-040 G 2 b) We ask that you approve this special fence
permit and that no further action be necessaty.
