The Christopherson Additioq, which is a 182 square foot bathroom/closet addition to an existing
residence at 822 N Riverside Dr in'Renton, W A. The site is located across the street from the Cedar
River.
Brief Description
An addition will be built to expand an existing bedroom making the bedroom slightly larger and add a
master bath and walk-in-c1oset. .
Basis for Exemption Request
This is the construction of an associated structure for use by the owner's family
Anticipated Dates of Work
Construction would begin immediately upon receipt of this exemption and all necessary permits, and
probably take 60 days +/-(November 1, 2005 to January 1, 2006).
Other Permits Required
A building permit, electrical and plumbing as well as any other permits required by the City of Renton.
Special Site Features
The site is located across the street from the Cedar River. There are no slopes on the site.
Soil Type and Drainage Conditions
A soils test has not been performed although it is assumed that it is more than adequate for construction.
Drainage is also adequate as there is a basement under part of the existing residence and it has never had
any water issues.
Total Estimated Construction CostlFair Market Value
The estimated construction cost is~ 0Ct). The fair market value is not yet determined as an appraisal
has not been performed. It can be assumed that an addition of this type would add value to the house and
property.
Estimated quantities and type of materials if any fill or excavation is proposed
There is no fill required and excavation would be minimal (for footings etc.) given the size and scope of
the project.
Trees to be removed
There are NO trees impeding the area of work to be performed
Distance to Ordinary High Water Mark
The high water mark was unable to be obtained, however the proposed area of work is at least 100' from
the top of the bank.
Nature of Shoreline
High bank
The project will not exceed 3S feet above average grade
