BEGINNING at the northwest corner of the following described property located in City of
Renton, King County, Washington:
Lot 3 of City of Renton lot line revision No. LLA-�03-82 as recorded under King County
Auditor's File No. 8204219003 as a Record of Survey, being a portion of:
Tract 46 B, Tract 46 C, and vacated streets, walks and public use areas in the adjoining
Block 46, corrected plat, Renton Highlands No. 2, according to the plat recorded in
Volume 57 of Plats Pages 92 through 98, inclusive in King County, Washington except
therefrom that portion lying northerly of the following described line;
COMMENCING at the southwest corner of Lot 19, Block 46 of said plat, thence S 3 35' 47" W
along the east line of Harrington Ave. N.E. , 26.08 feet to the intersection of the
centerling o� vacated street as conveyed to City of Renton by instrument filed under
Auditor's File No. 6471625, said point also being the TRUE POINT OF BEGINNING;
thence S 86 34' 36" E 200.00 feet to the east line of said lot 3 being the terminus
of said line.
Thence along the easterly margin of Harrington Ave. N.E. , S 3 35' 47" W 28.69 feet to a

Said heretofore mentioned grantee, its successors or assigns, shall have
the right, without prior notice or proceeding at law, at such times as may be
necessary to enter upon said above described property for the purpose of construct-
ing, maintaining, repairing, altering or reconstructing said utilities, or making
any connections therewith, without incurring any legal obligations or liability �
therefore, provided, that such construction. maintaining, repairing, altering or
reconstruction of said utilities shall be accomplished in such a manner that the
private improvements existing in the right(s)-of-way shall not be disturbed or
damaged, they will be replaced in as good a condition as they were immediately
before the property was entered upon by the Grantee.
The Grantor shall fully use and enjoy th�. aforedescribed premises, including
the right to retain the right to use the surface of said right-of-way if such use .
does not interfere with installation and maintenance of the utilities. However,
the grantor shall not erect buildings or structures over, under or across the
right-of-way during the existence of such utilities.
This easement, shall be a covenant running with the land and shall be binding
on the 6rantor, his successors, heirs and assigns. G antors covenant that they
are the lawful owners of the above properties and tha. t�ey have a good and lawful
right to execute this agreement. � ,
