hereinafter called "Grantor(s)," and the CITY OF RENTON, a Municipal Corporation
of King County, Washington, hereinafter called "Grantee."
WITNESSETN:
That said Grantor(s), for and in consideration of the sum of $1 .00 paid by � �
Grantee, and other valuable consideration, do by these presents, grant, bargain,
sell , convey, and warrant unto the said Grantee, its successors and assigns, an
easement for public utilities (including� public access 1 with necessary
appurtenances over, through, across and upon the following described property
in King Co�nty, Washington, more particul.arly described as follows:
That portion of the Northeast 1/4 of the Southwest 1/4 of the Southeast
1/4 of Section 4, Township 23 North, Range 5 East, W.M. , described as follows: '
Beginning at a point of the East line of said subdivision 313 feet North
� of the �southeast corner thereof, said point being the northerly margin on
� State Highway No. 2 (Sunset Highway);
� thence westerly along said Sunset Highway 300 feet to the True Point of

No. 742201 for Sunset Highway;

The above described property ishereinafter referred to as Parcel "A".
, Permanent Easement Descri tion:
A strip of and 30 feet in width over, across and under the above described
Parcel "A", being 15 feet on each side of a centerline described in Attachment
"A" which is by this reference made a part hereof. The City of Renton reserves
the right to modify said centerline slightly during and or after construction
to identify the centerline as constructed. Major realignment will be reviewed
with the property owner pricr t� !r��aCif�c�ti�r. �OGE�HER with the East 1Q
feet of said Parcel "A" lying southerly of the above described 30 foot wide
permanent easement.
Together with a temporary construction easement described as:
A strip of land 50 feet in width being 25 feet on each side of the centerline
described in Attachment "A", Together with the east 20 feet of said Parcel
"A" lying south of the above described 50 feet wide temporary easement.
Said temporary construction easement shall remain in force during construction
and until such time as the utilities and appurtenances have been accepted for the
operation and maintenance by the Grantee but no later than December 31 , 1985 .

Said heretofore mentioned grantee, its successors or assigns, shall have
the right, without prior notice or proceeding at law, at such times as may be
necessary to enter upon said above described property for the purpose of construct-
ing, maintaining, repairing, altering or reconstructing said utilitles, or making
any connections therewith, without incurring any legal obli9ations or liability
therefore, provided, that such construction. maintaining, repairing� altering or
� reconstruction of said utilities shall be accomplished in such a manner that the
private improvements existing in the right(s)-of-way shall not be disturbed or
damaged, they will be replaced in as good a condition as they were immediately
before the property was entered upon by the Grantee.

The Grantor shall fully use and enjoy the aforedescribed premises, including
the right to retain the right to use the surface of said right-of-way if such use
does not interfere with installation and maintenance of the utilities, However,
the grantor shall not erect buildings or structures over, under or across the
right-of-way during the existence of such utilities.
This easement, shall be a covenant running with the land and shall be binding
on the Grantor, his successors, heirs and assigns. Grantors covenant that they
are the lawful owners of the above properties and that they have-a goo�l ,��id lawful

The bearings and coordinates herein are based on the Washington State
Coordinate System, North Zone, as established by the King County Aerial
Survey. The bearings were established by calculating the bearing from
the southeast section corner to the west quarter corner according to the
coordinates of record and adjusting to that meridian.
The intent of the centerline of the easement is to follow the centerline
of the sewer as constructed.
