THIS INSTRUMENT, made this 24th day of September 1985 ;
by and between Leonard Builders, Inc., a Washington Corporation ;
hereinafter called "Grantor(s)," and the CITY OF RENTON, a Municipal Corporation of
King County, Washington, hereinafter called "Grantee."
WITNESSETFI:
That said Grantor(s), for and in consideration of the sum of 30ne Dollar
& no/100 ($1 .00) paid by Grantee, and other valuable consi erat on, do
by these presents, grant, bargain, sell , convey, and warrant unto the said Grantee,
its successors and assigns, an easement for storm drainage with necessary
Nappurtenances over, through, across and upon the following described property

� '- Said heretofore mentioned grantee, its successors or assigns, shall �ave `. '
�• the ri•ght, without prior notice or proceeding at law, at such times as may be
necessary to enter upon said above described property for the purpose of construct-
ing, maintaining, repairing, altering or reconstructing said utilities, or making
any connections therewith, without incurring any legal obligations or liablilty
therefore, provided, that such construction, maintaining, repairing, altering or
reconstruction of said utilities shall be accomplished in such a manner that the
private improvements existing in the right(s)-of-way shail not be distrubed or
damaged, they will be replaced in as good a condition as they were irnmediately
before the property was entered upon by the Grantee.
The Grantor shall fully use and enjoy the aforedescribed premises, including
the right to retain the right to use the surface of said right-of-way if such use
does not interfere with installation and maintenance of the utilities. Nowever,
the grantor shall not erect buildings or structures over, under or across the
right-of-way during the existence of such utilities.
This easement, shall be a covenant nning with the land and shall be binding
on the Grantor, his successors, heirs a d:" assigns. Grantors covenant that they
are the lawful o rs f the abo pro e ties and that they have a goad and lawful
right to execute t is greeme . :

Public in and for the State of Washington, duly commissioned and sworn personally
appeared A. John Leonard to me known to be the President of Leonard Builders, Inc.
the corporation that e�cuted the foregoing instrument, and acknowledged the said
instrument to be the free and voluntary act and deed of said corporation, for the
uses and purposes therein mentioned, and on oath stated that he is authorized to
execute the said instrument and that the seal affixed is the corporate seal of said
corporation.
