OF RENTON, A Municipal Corporation of King County, Washington, hereinafter
called "Grantee" .

� That said Grantor, for and in consideration for the sLun of $1 paid by
� Grantee, and other valuable consideration, does by these presents, grant,
� bargain, sell , convey, and warrant unto the said Grantee, his successors
� and assigns, an easement for roadway and public utilities (including water,
� sewer, and quasi public utilities) , with necessary appurtenances over, through,
across and upon the following described property in King County, Washington,
more particularly described as follows:
The West 10 feet of the South 5.5 acres of
the North 25.5 acres of that portion of the
South half of the Northeast quarter of Section
31 Township 23 North, Range 5 East, W.M. , in
King County, Washington, lying Easterly of
the Springbrook Road and lying Southerly of
the Carr Road, except that portion lying Easterly
of a line described as follows:
Corrgnencing at the East quarter corner of said
Section 31; thence along the East line of said
Section North 1°15'13" East a distance of 659.00
feet ; thence along the North line of said 5.5
acres North 89°00'28" West a distance of 6G7.65
feet to the West line of a gravel pit; thence
continuing North 89°00'28" West 481.00 feet
to the true point of beginning of said described
line; thence South 0°21'10" West 181.16 feet
to the South line of said 5.5 acres and the
terminus of said described line.

Said heretofore mentioned Grantee, his successors or assigns, shall
have the right, without prior notice or proceeding at law, at such times
as may be necessary to enter upon said above described property for the
purpose of constructing, maintaining, repairing, altering or reconstructing
said roadway and utilities, or making any connections therewith, without
incurring any legal obligations or liability therefore, provided, that such
construction, maintaining, repairing, altering or reconstruction of said
roadway and utilities shall be accomplished in such a manner that the private
improvements existing or remaining in the right-of-way shall be replaced
in as good a condition as they were iimiediately before the property was
entered upon by the Grantee and at no cost to the Grantor, his successors
or assigns. In the event that the Grantee widens that portion of Talbot
Road South, also ]mown as Springbrook Road, over that portion of the property
,r.� described in this easement, the Grantor, his successors or assigns shall
� not be held responsible for any costs or assessments incurred as a result
� of said widening for improvements previously installed, including, but
�,.� not limi.ted to, the costs of repositioning and replacing sidewalks, curbs,
C''� gutters, and paving.

� The Grantor shall fully use and enjoy the aforedescribed premises,

�A including the right to retain the right to use the surface of said right-
of-way if such use does not interfere with installation and maintenance
of the roadway and utilities. However, the Grantor shall not erect buildings
or structures over, under or across the right-of-way during the existence
of such roadway and utilities.
This easernent, shall be a covenant running with the land and shall
be binding on the Grantor, his successors, heirs and assigns. Grantor
covenants that it is the lawful owners of the above property and it has
a good and lawful right to execute this �greement.
