WHEREAS, the owners of said described property desire
to impose the following restrictive covenants running with the
land as to use , present and future , of the above described real
qroperty
NOW, THEREFOP,E, the aforesaid owners hereby establish ,
grant and impose restrictions and covenants running with the
land hereinabove described with respect to the use by the
undersi �ned , their successors , heirs , and assigns , as follows .
These covenants shall supersede those certain covenants executed
under date of July 15 , 1974 , and recorded under King County
Recorder ' s No . 7408160458.
SETBACKS
No structures or buildings shall be permitted or locate�
(a ) within thirty (30) feet of the property line adjacent
to State Hic�hway FAI 405 on the north , and S . W . 16th
Street on the south ; and ( b) within twenty ( 20) feet of
all other prooerty lines , and the eastern right-of-way
line of the P-1 Channel .
LANDSCAPED AREAS
The first twenty ( 20) feet adjacent to all property linr ��_
shall be appropriately landscaped and maintained continu-
ousl,y in a neat and clean manner , except for desiqnated

the setback area not required to be landscaped may be

STORAGE

by the City of Renton Planning Commission as required by

DURATION
These covenants shall run with the land and expire on
December 31 , 1995 .
Any violation or breach of these restrictive covenants may be
enforced b y proper legal procedures in the Superior Court of
King County by either the City of Renton or any property owners
adjoining subject property who are adversely affected by said
breach . �
