.� WHEREAS, Glen Norwood and Aurel Norwood , his wife , are the
� owners of the following real property in the City of Renton , County
of King , State of Washington , described as follows :

WIHEREAS, the owners of said described property desire to
impose the following restrictive covenants running with the land as
to use , present and future , of the above described real property .
NOh�, Tt�EREFORE, the aforesaid owners hereby establish ,
grant and impose restrictions and covenants running with the land
hereinabove described with respect to the use by the undersigned ,
their successors , heirs , and assigns , as follows :
USES
The site shall be used only for businesses and serv-
ices compatible with and primarily serving the
surrounding single family area . Such uses shall be
limited only to business and professional offices ,
barber shop , beauty shop , shoe repair , dry cleaning ,
arts and crafts or hobby store , gift shop , delica-
tessen , bakery , florist shop , meat market , confec-
tionery , and in particular as a business office for
Glen Norwood , d/b/a Gee Company and for research ,
development , design , and perfection of patents or
applications for patents relating to hydraulic
cylinders and components , subject to approval of the
Renton Planning Department .
Multiple family residential structures and uses shall
not be permitted on the described property .
ACCESS
Driveways or any other vehicular access shall not be
permitted along that portion of the property abutting
Park Avenue North .

LANDSCAPE AREAS
Detailed landscape plans shall be submitted to and
approved by the Renton Planning Department with
installation , or the posting of a bond , prior to
building occupancy . Such plans shall include but
not be limited to a minimum 15 foot landscape strip
along the west property line adjacent to Park Avenue
North , a minimum 15 foot landscape strip along the
north property line , a minimum 10 foot landscape strip
� along the south property line adjacent to North 30th

`� Street , and a minimum 10 foot landscape strip along

� the west property line . Landscape material shall
�
�' consist of trees , shrubs , and ground cover of suffi -
�
1,,,. cient density as to provide a reasonable screen from
adjacent properties . As an alternative to the above
landscaping , subject to approval of the Planning
Department , the north and east landscaping areas may
be reduced by five feet in width when combined with
a suitable sight obscuring fence .
STORAGE
There shall be no outside storage of materials , con-
struction equipment , supplies , or containers .
STRUCTURE
The existing building shall be rehabilitated to pro-
vide more compatibility with the residential area .
This shall include but not be limited to repainting
' of the building to a brown or other earth-tone color
compatible with the single family residential area .
Such rehabilitation shall be subject to Renton
Planning Department approval .
INSTALLATION OF OFF—SITE IMPROVEMENTS
The owner ( s ) of the above described property , their
successors , heirs and assigns , hereby agree and
covenant to participate in , sign a petition in sup-
port of, and accept any future Local Improvement
District (LID) or city initiated proposal , and pay
their fair share therefore , for the purposes of
providing the necessary off-site improvements
required by the Renton Subdivision Ordinance. Said
improvements shall include but may not be limited
to the installation of curbs , gutters , sidewalks ,
street paving , sanitary sewers , storm sewers , under-
grounding of utilities , and street lighting .

SIGNS
Signing shall be limited to ground and wall signs
onl,y . The design and location are to be compatible
with the single family residential area and are sub-
ject to Planning Department a�proval .
DURATION
These covenants shall run with the land and expire
� on December 31 , 2025 .

� Any violation or breach of these restrictive covenants
� may be enforced by proper legal procedures in the Superior Court
� of Kinc� Count.y by either the City of Renton or any property owners
�`' adjo� ning subject property wl�o are adversely affected by such
breach or violation .
