DECLARATION OF RESTRICTIVE COVENANTS
, WHEREAS, Arnold Hardin and his wife Carolyn K. Hardin are the owners of the
following real property in the City of Renton, County of King, 5tate of Washington;
and J. Clifford Gray and his wife Bonnie A. Gray have contracted to purchase the
following real property in the City of Renton, County of King, State of Washington,

� Lots 29, 30 and 31, Block 16, C. D. Hillman's Earlington Gardens Division

N No. 1 as recorded in Volume 17 of Plats, Page 74, Records of King County
� Washington.

WHEREAS, the owners and purchasers of said described property, hereinafter
"the property," desire to impose the following restrictive covenants running
with the land as to use, present and future, of the property;
NOW, THEREFORE, the aforesaid owners and purchasers hereby establish, grant
and impose restrictions and covenants running with the land as to the use of the
land hereinabove described with respect to the use by the undersigned, their
successors, heirs and assigns, as follows:
_. LANDSCAPE BUFFERS
A 20-foot landscape buffer will be required along the easterly property line
exclusively for screening purposes per review and approval of the Planning Department.
A 10-foot landscape buffer will be required along the southerly and westerly property
lines exclusively for screening purposes per review and approval of the Planning
Department.
BUILDING SETBACKS
A 20-foot building setback will be required along the southerly, westerly and
easterly property lines; except that normal building setback restrictions of the
B-1 zone will be applied if zoning abutting or adjacent to these property lines
is changed to a use of at least the intensity of B-1.
WASTE CONTAINERS
Exterior waste containers shall be screened from view by single family residences ,
per review and approval of the Planning Department.
EXTERIOR STORAGE
Exterior storage of materials shall not occur.
DURATION
These covenants shall run with the land and expire on December 31, 2025. Any
violation or breach of these restrictive covenants may be enforced by proper legal
procedures in the Superior Court of King County by either the City of Renton or any
property owners adjoining subject property who are adversely affected by said
breach. Reasonable attorneys' fees incurred during an enforcement proceeding will
be borne by the parties whom the court determines are in error and shall be entered
as a judgment in such action.
