SLOPE EASEMENT AND TEMPORARY CONSTRUCTION EASEMENT
THIS INSTRUMENT, made this J��✓f day of August, 1989, by and
between Tri-Delt, Inc. , a Washington corpora�ion, hereinafter
called "Grantor(s) " , Henderson Homes, Inc;� ,"''��a,�,Washington
corporation, and the City of Renton, a Munici;�a�.,3Cc�ip �-�tion of
King County, Washington, hereinafter called "G�an�`e��.�;�'����

assigns, an easement for the right to make all necessary slopes�for

� maintenance of a drainage pipeline over, upon and through the
following described real property:

The North 320 feet of the North one-half of
that part of the East one-half of the West
one-half of the Southwest one-quarter of the
Southeast one-quarter (East one-half of the
West one-half of the Southwest one-quarter of
the Southeast one-quarter) of Section 3 ,
Township 23 North, Range 5 East, W.M. , lying
South of the Center Line of Sunset Highway, as
now located thereon, located in King County,
Washington.
Together with a temporary construction easement over the property
described above. •,
Said temporary construction easement shall remain in force
during construction and until such time as the drainage pipeline
and appurtenances, have been accepted for the operation and
maintenance by the City of Renton, but not later than January 31,
1991. The work allowed within the temporary construction easement
shall include but not be limited to work related to boring under
State Route 900 for drainage, placing fills, reconstructing and
trenching in the easement area described above.
Said heretofore mentioned grantee, its successors or assigns,
shall have the right, without prior notice or proceeding at law,
at such times as may be necessary to enter upon said above

described property for the purpose of constructing, maintaining,
repairing, altering or reconstructing said drainage pipeline or
making any connections therewith, without incurring any legal
obligations or liability therefore, provided, that such
construction maintaining, repairing, altering or reconstruction of
said drainage pipeline be accomplished in such a manner that the
private improvements existing in the easement shall not be
disturbed or damaged, or they will be replaced in as good a
condition as they were immediately before the property was entered
upon by the Grantee.
• The Grantor shall have the right to fully use and enjoy the
aforedescribed premises, including the right to use the surface
and subsurface of the easterly ten feet of said easement if such
use does not interfere with installation, use, and maintenance of
the drainage pipeline. However, during the construction period,
the Grantors shall not erect buildings or structures over, under
or across the easement, nor permit or plant trees or large
vegetation within said easement during the existence of such
drainage pipeline.
This easement, shall be a covenant running with the land and
shall be binding on the Grantors, their successors, heirs and
assigns . Grantors covenant that they are the lawful owners of the
above properties and that they have a good and lawful right to
execute this Agreement.

Flood Zone Elevation Certificate Requirements
If your project entails construction of buildings or structures in the Federal
Emergency Management Agency (FEMA) mapped flood zone you are required to
complete a Elevation Certificate. The elevation certificate is used to certify the
elevation of the reference (generally lowest) level of a building. The certificate is
only used to provide information necessary to ensure compliance with the City flood
zone management ordinances, to determine the proper flood insurance premium
rate and potentially to support Letters of Map 'Revision' or 'Amendment' (LOMR or
LOMA1.
The certification is required to be stamped by a land surveyor, engineer or a
architect who is authorized by state or local law to certify elevation information.
Some special cases allow for building officials, property owners or a owner
representative to sign the certification. Special cases are outlined in the "Flood
Certificate Instruction Booklet".
The properly completed form shall be provided to the Building Official prior to
issuance of Final Occupancv Permit.
To complete the certification it is necessary to locate the proposed building on the ,
appropriate Flood Insurance Rate Map (FIRM) for the community. To obtain ,
information on the FIRM contact a Customer Service Representative at 235-2631
or Mike Dotson, Surface Water Utility Engineering Specialist, at 277-6192. Please
be prepared to supply the following information about the property to be developed;
the building owners name(sl, the buildings approximate address, the King County
tax account number, and the legal description of the property.
