DECLARATION OF RESTRICTIVE COVENANTS

WHEREAS, Ren-Ten, Inc, is the owner of the following real property in the City

of Renton, County of King, State of Washington; and Seattle Realty, Inc. has contracted

� to purchase the following real property in the City of Renton, County of King, State
of Washington, described as follows:

��� WHEREAS, the owner and purchaser of said described property, hereinafter "the

���� property," desire to impose the following restrictive covenants running with the

� hereinabove described with respect to the use by the undersigned, their successors,

� No buildings or structures shall be permitted or located within twenty (20) feet of
the easterly property line adjacent to Benson Road South.
Setback areas exclusive of required landscape area may be utilized for off-street
parking purposes as provided by the laws and ordinances of the City of Renton.
DURATION
These covenants shall run with the land and expire on December 31, 2025. Proper
legal procedures in the Superior Court of King County may be instigated by either
the City of Renton or any property owners adjoining subject property who are adversely
affected by any violation or breach of these restrictive covenants. Reasonable
attorneys' fees incurred during an enforcement proceeding will be borne by the
parties whom the court determines are in error and shall be entered as a judgment
in such action.
