' 4 Said portion being described`as' follows: � BEGINNING at the Southeast corner of the above described property; thence North ` 0° '42' 47" East along the Easterly property line a distance of 34.95 feet; thence South 88° 48' 35" West a distance of 251 .87 feet to the beginning of a curve to the right, radius 35 feet; thence Northerly along the arc of a curve to the right, radius 35 feet, an arc distance of 55.07 feet; thence North 25° 33' 22" West a distance of 39.62 feet to a point on the Westerly line of the above described property 74.30 feet Southerly of the Northwest corner thereof; thence South 37° 10' 19" West along the Westerly property line of the above described property a distance of 137.41 feet to the beginning of a curve to the left, radius 20 feet; thence Southerly and Easterly along said curve to the left, radius 20 feet; a distance of 22.03 feet to the South line of the above described property; thence South 89° 04' 26" East along said South line a distance of 304.44 feet to the Southeast corner of said property, the point of beginning. That said Grantee shall have the right without prior institution of any suit or proceeding at law, at times as may be necessary, to enter upon said location for the purpose of reconstructing sidewalks and/or driveways without incurring any legal obligation or liability therefore; provided that such construction shall be accomplished in such a manner that private improvements shall not be disturbed or destroyed, or in the event that they are disturbed or destroyed, they will be replaced in as good a condition as they were immediately before the property was entered upon by the Grantee.
