the City Attorneys, Haugan & Shellan to the City Clerk, Wiley
Crook, which is self-explanatory. This for your information.

Real Estate Transaction
Dear Sir :
We are returning to you original of Quit Claim Deed from the
City of Renton to Stoneway Dock Company, and two (2 ) correc-
tion Quit Claim Deeds from Marie D. Del Guzzo unto the City of
Renton, all of said documents having been duly recorded with the
County Audi torts office.
Some question arose as to the correctness of the legal descrip-
tion of the City' s Quit Claim Deed to Stoneway Dock Company,
referring to "the distance of 40 feet" or whether it was meant
to be "a distance of 45 feet" along the southerly margin of
Renton- Maple Valley Highway. The undersigned has taken this
matter up with Mr. Soderline of the Lawyers Title Insurance Corp.
who informs me as follows : that the party originally conveying
the premises in question unto Mrs. Del Guzzo only conveyed 40
feet or it so that Mrs. Del Guzzo as grantor unto the City could
not grant more than what she had received. The description and
the City' s original Quit Claim Deed of 40 feet is therefore cor-
rect according to the records. The Lawyers Title Insurance Corp.
will write its title policy on the basis of 40 feet only. It
seems therefore that the City has conveyed everything which it
had a right to convey. If any typographical error or mistake
had been made on the additional 5 feet, it was done at the time
the property was conveyed to the City' s immediate grantor. The
two (2) correction suit Claim Deed$ ,since they have been duly
recorded, maye submitted to the Stoneway Dock Company.

Gentlemen:
After receiving the Quit Claim Deed from the City of
Renton covering above mentioned property, we had the same
recorded and made application for owners insurance from the
Lawyers Title Insurance Corp.
Our attorney how has written us enclosing a copy of
their preliminary report which shows a defect in the title.
Also, there are delinquent taxes for several years.
Insomuch as we have already paid you for the property,
we would appreciate your immediate attention so that title will
be cleared in our behalf.

Re: Stoneway Dock Company
Gentlemen:
We are the attorneys for Stoneway Dock
Company, whose office is in Renton, Washington. Our
client has just purchased a piece of real estate from
the City of Renton and now desires to have the deed
recorded and to have you issue your owner' s policy on
the property, insuring Stoneway Dock Company, a Wash-
ington corporation, as the owner.
We enclose the Quit Claim Deed from the City
of Renton to Stoneway Dock Company dated January 10,
1952, which covers the pumping plant site • and the well
site, both in Government Lot 7, Section 17, Township
23, North Range 5, E.W.M. Will you kindly affix the
necessary state transfer stamps and the Federal docu-
mentary stamps and see that the deed is recorded.
We also enclose Affidavit and Real Estate
Sales Tax Receipt, which was prepared by the City Clerk
of the City of Renton. This is for use in connection
• with recording the deed.
In addition, we enclose our check in the sum
of $12.38 to cover costs as follows:
Real estate sales tax -• - - - $ 9.08
Recording fee 1.20
Federal documentary stamps - 1.10
State conveyance stamps - - .00
Total
Will you please issue your preliminary report
before the policy is written and submit it to us for
examination. You may charge the premium on your title
insurance policy to either Stoneway Dock Company or to
our office.
