QUITCLAIM DEED
THE GRANTOR, The City of Seattle , a municipal corporation , for and in
consideration of TEN and NO/100 ($10.00)

in Section 17, Township 23 North, Range 5 East, W.M. in King County, Washington,
which lies easterly of Block 2 and the northerly production thereof of the plat of
the Town of Renton, southerly of the southerly shore of Cedar River and northerly
of the northerly line of Houser Way as deeded to the City of Renton by deed recorded
under Auditor's File No. 3069040, Records of King County; Also, that portion, if
any, of the bed of Cedar River adjoining the above described portion of said
Donation Claim, which lies between the southerly shore of said stream and the
meander line of said Donation Claim, Excepting therefrom that portion of said river
bed, if any, lying within the right of way Commercial Waterway No. 2. (It being
the intention of The City of Seattle to quitclaim all of its interest to that
portion of the bed of said stream in said Donation Claim which lies southerly of the
production easterly of the south line of Block 1 of said plat, westerly of the
thread of the stream, easterly of the shore of said stream and northerly of

CD 2. The Purchaser agrees as follows:

(;,;;, (a) To pay all assessments and charges that may hereafter become
due on the premises hereinabove first described, or any part
thereof, at least ten (10) days before the same would other-
wise become delinquent.
(b) To purchase, compromise, or otherwise settle any liens or
1' adverse claims to said property, or any part thereof, that
may arise by and through the Purchaser.
3. When the purchase price has been paid in full, the City agrees to
convey said property to the Purchaser by a statutory quitclaim deed, subject to• the conditions hereinabove set forth.
4. The City shall have the right to retain possession of the above-
described property for a period of nine months from the date of execution of this
contract, or until such other time as the parties hereto mutually agree.
>' • 5. Time is and shall be of the essence of this contract and upon
failure of the Purchaser to fulfill any of the covenants herein contained at the
time specified, the City may at its option fulfill any such covenants for the
.' Purchaser at any time and without notice, and any money paid for this purpose,
Iwith interest thereon at the rate of seven percent (7%) per annum until repaid,
shall be payable by the Purchaser to the City and shall be secured by this con-
tract. The City may at its option in the event of such default or in the event
of default in payment of principal under this contract when due, or in the
performance of any of the provisions specified by the Purchaser to be performed,
:µ declare this contract terminated and the real property conveyed to the City by
far said Purchaser and all sums of money previously paid by said Purchaser shall
become forfeited to the City and retained and accepted by the City as liquidated
damages, and the City shall have the right to re-enter and take possession of
said premises and appurtenances thereon. No waiver by the City of any default on
"n" the part of the Purchaser shall be construed as a waiver of any subsequent default.
