The applicant is requesting a Shoreline Exemption to replace an approximately 220
square foot area consisting of existing patio pavers and landscaping, adjacent to a
covered patio, with artificial turf. The subject property is located within the Barbee Mill
Plat (Lot 44) and totals 5,383 square feet in area. The zoning of the project site is R-10.
The northwestern property line abuts the Ordinary High Water Mark (OHWM) of Lake
Washington. The project site is located within Lake Washington Reach C as well as the
Shoreline High Intensity Designation. The Barbee Mill Plat included a requirement of a
35-foot buffer from the OHWM, which is required to be maintained as native vegetation.
The plat included an additional triangular shaped area beyond the 35-foot buffer that is
required to be maintained as backyard landscaping. All proposed improvements would
be located outside of the 35-foot buffer and backyard landscaped area.
