AYR AND IN CONSIDERATION of the sum of Nine Theeacamd
Dollars ( 9000 .r)0) , in hand paid,
CON7LY A.727D WARRANT to the City of Renton , a munici-
pal cerporateon of the State of Washington, the following
described real estate:
A tract of land in the Southeast quarter of the
Northwest quarter of Section Seventeen (17) ) Township
Twenty-three (23) North , Range Five ( 5) East , more particu-
larly 'escribed and bounded as follows , to-wit:
Commencing at a point on the West boundare line of
the Southeast quarter of the Northwest quarter of said Sec-
tion Seventeen, said point being 781 . 39 feet south- of the
Northwest corner of said Southeast quarter and sixty ( 60)
feet eouth of the roint where said West boundary line inter-
sects the southerly marginal line of the County road; running
thence east at right angles to said west boundary Urns a
distance of 630 .81 feet to a point on the weelter3y boundary
line of a tract of land owned by the Seattle Car & Foundry
Company ; thence in a southwesterly direction along said
westerly boundary line , which line ie parallel to and 100
feet westerly of the westerly boundary line of the right-of-
way of the Columbia & Puget sound Railway Company (Newcastle
Branch) , a distance of 532.25 feet , to the northerly boundary
line of the right-of-way of Commercial Water Way District.
Number Two; thence ina northwesterly direction along said
northerly boundary line, a distance of 440.80 feet to the
West boundary line of said southeast quarter; thence north
alcng said boundary line , a distance of 233.10 feet to the
'lace of beginning , containing approximately four and one-
half ( 41-) acres of greund.
Said above described tract of land being all that
portion of a private and unrecorded plat designated as
Sartori ' s First Addition to Renton , lying south of the south
margina] line of River Street , as shown upon said private
plat , situated in the County of King , Slate of Washington .
This conveyance is subject to all taxes and assessments
now assessed or levied on said premises , which the grantors
agree to pay.
The grantors except from the operation of this deed,
and reserve unto themselves, their heirs and assigns , all
coal in and under the surface of said lands with the ri .g.ht
to mine and remove the same but without the right to enter
upon the surface of eaid lands for such purpose; and proncied
that the grantors shall protect the surface of said land from
