HomeMy WebLinkAboutJ_R8_Residential_Design_&_Open_Space_Compliance_190917_V1.pdf August 22, 2019 Canopy Preliminary Plat and PPUD Senior Planner City of Renton 1055 South Grady Way Renton, WA 98057 Re: Canopy – Statement Addressing Project’s Compliance R8 Design and Open Space Standards RMC 4-2-115E CORE Project No. 18054 Dear Canopy Preliminary Plat and PPUD: In support of the Canopy Preliminary Planned Unit Development and Preliminary Plat we are providing this statement addressing the compliance with the R-8 Residential Design and Open Space Standards. 1. Site Design: a. Lot Configuration: Lot width and size do vary. Modifications to this requirement are requested as a part of the PUD. Please see Justification of Code Compliance report. b. Garages: Most of the lots (over 75%) have garage access via an alley. The few that do not have been designed such that their front door projects 5 feet in front of the garage door. 2. Open Space: a. All sections of RMC 4-2-115 E 2 relate to R10 and R14. None of these sections pertain to R8 zoning. b. Although this section does not pertain, large amounts of open space are provided through out the site. There are 9 open space tracts throughout the site which contain passive open space, trails, view stations, seating areas, gathering spaces recreational spaces, and a sport court. This project meets all the open space requirements for overall open space (10% of the site at a minimum), concentrated open space and private open space. 3. Residential Design: a. Primary entry: All entries have a porch or stoop at the main door entry, but some are limited grade wise due to the proximity to their garages. b. Façade Modulation: Street facing facades of more than 1 story are in compliance. c. Windows and Doors: Windows and doors of the proposed units comply as they constitute 25% of street facing or public space facing façade. Scale, Bulk and Character: A wide variety of homes are proposed on site including 10 different unit types, each with differing, yet coordinating, architectural features and color palettes. e. Roofs: A wide variety of Roof styles are proposed. f. Eaves: All proposed units are in compliance with eave requirements. g. Architectural Detailing: In compliance, notwithstanding one exception. We have removed the window/door trim at openings located within panel siding and/or the cedar accent siding called out on the elevations. This is to achieve a modern contemporary look to the homes. Trim remains at openings in standard lap-siding. h. Materials and Color: All proposed units are in compliance with this requirement. i. Remaining sections do not pertain to R8 zoning We look forward to working with you through the City’s review and approval process.
