This letter is a formal request on behalf of RVA OFFICE LLC to schedule a pre -application
meeting for the above referenced short plat. The proposed short plat will:
Facilitate future development of excess Evergreen Building land in concert with the site's
current zoning
Facilitate greater utilization of an underutilized site
Conform the current Evergreen Building parking inventory (446 stalls, 78,000 Rentable
SF = 5.72/1,000 SF) closer to current City parking code requirements (minimum 2.5
stalls/1,000 SF rentable area; maximum 4.0 stalls per 1,000 rentable area. The
approximate parking ratio of the remainder (Evergreen Building parcel) will be 4.4
stalls/1,000 SF.
RVA OFFICE LLC is seeking development opportunities for the excess portion of the Evergreen
Building parcel. A separate tax parcel created through the City of Renton's short plat process
will greatly facilitate the market's response to our efforts.
I am unavailable June 3 — 7. If the pre-app meeting can be scheduled following that date it
would be much appreciated.
