Civil, Structural and Surveying March 8th, 2018 THE CITY OF RENTON 1055 South Grady Way Renton, Washington 98057 To: City of Renton, Planning Department Subject: Project Narrative Renton Parking Lot for WSADA City of Renton Planning Department: Thank you for taking the time to review the Renton Parking Lot for Washington State Automotive Dealers Association (WSADA) proposed parking lot improvements. This proposal intends to develop a new parking lot located at 620 SW 12th Street, parcel number 3340404805 Renton, WA 98055. The entire site containing 14,500 SF will be redeveloped with parking, landscaping and water quality and quantity control improvements, as indicated in the preliminary site plan. This project anticipates the following land use permits for this development: clearing and grading permit, SEPA environmental review, land-use master application form, and a right-of-way permit. The subject property and all adjacent properties are located within the Industrial – Medium (IM) Zone. Currently, the site is vacant land consisting of native grasses and small shrubs. No other improvements have been made to the site. According to City of Renton GIS, there are not any wetlands, waterbodies, flood plains, or historical drainage issues located onsite. However, based upon the previously prepared topography, the site had existing steep slopes located at the middle of the parcel, which were approximately 35%. In the existing site condition, the debris pile has been removed from the site and site slopes are not in excess of 5%. Migizi Group INC. has been retained to prepare a soils report for the site which will be included with the SEPA and Site Development Permit Applications. This project proposes to develop a vacant lot located just south of WSADA (621 SW Grady Way) and improve it for the purposes of providing additional parking for the main building. It is intended to provide surfacing, grading, and drainage (quality and quantity control facilities) to the site. No structures are proposed for this project. The project proposes the location of the ingress and egress driveways to be on the eastern portion of the subject parcel. Known off-site improvements include minimal utility work (storm), resurfacing the asphalt roadway where utility work has been performed, as well as the installation of the asphaltic concrete driveway throat. We would like to know the extent of City of Renton requirements for off-site improvements to SW 12th Street and the alley between SW 12th Street and SW Grady Way. March 8th, 2018 Page 2 of 2 There are currently two trees located onsite, a 6” Hawthorne and a 3” Alder, both are to be removed for the purpose of this project.
