SPECIAL WARRANTY DEED
(Not Statutory)
As of June 13, 2011, the Grantor, BIG 5 CORP., a Delaware corporation (who acquired title
as Big 5 Holdings, Inc., a Delaware corporation), for and in consideration of One Dollar
($1), in hand paid, hereby grants, bargains, sells, conveys, and confirms to THE CITY OF
RENTON, WASHINGTON, a Washington municipal corporation ("Grantee"), the real
estate, situated in the County of King, State of Washington more particularly described in
Exhibit"A" attached hereto and incorporated herein by reference (the "Property").
The Grantor does by these presents expressly limit the covenants of the deed to those herein
expressed, and excludes all covenants arising or to arise by statutory or other implication,
and does hereby covenant that against all persons whomsoever lawfully claiming or to claim
by, through or under said Grantor and not otherwise, Grantor will forever warrant and
defend the said described real estate; provided, however, that the warranties of title made by
Grantor herein shall not extend to any claims arising under any matter set forth on Exhibit
"B", attached hereto and incorporated herein by reference.
Grantor has executed this Special Warranty Deed (Not Statutory) as of the day and year first
above written.
