DEED OF DEDICATION
FOR PUBLIC USE
The Grantor, Pointe at Talbot Hill Homeowners' Association, a Washington non-profit
corporation, conveys, quit claims and dedicates for public stormwater maintenance and
management purposes, to the City of Renton, a Washington municipal corporation, the
following described real estate, including any stormwater facilities and/or appurtenances
thereon, situated in King County, in the State of Washington:
Tract `D' and Tract `H' of Sunnybrook as recorded in Volume 220 of Plats, pages 30- 39,
records of King County;
All situated in Section 30,Township 23 North, Range 5 East, W.M., in the City of Renton,
King County, Washington. -

The Grantor shall retain an easement for the purpose of access to adjacent Tract 'C' over
the property, described as follows:
That portion of said Tract 'D' lying southerly of the following described line:
Beginning at a point 171.11 feet northerly of the Southeast corner of said tract as measured
along the east line thereof;
Thence S64'18'14"W to the west line of said tract and the terminus of the herein descrii�ed
line
Said access easement is depicted in Exhibit `A'.
The Grantor shall retain an easement for the purpose of landscape, lighting, and signage
maintenance over the property, described as follows:
That portion of said Tract `H' lying southerly and easterly of the following described line.
Said line, following along an existing fence, is more particularly described as follows:
Beginning at a point 5.25 feet westerly of the Northeast corner of said tract as measured
along the north line thereof;
Thence S4'S1'47"W a distance of 135.75 feet;
Thence N89°03'18"W a distance of 13.67 feet;
Thence S4°51'47"W a distance of 35.25 feet;
Thence N89'03'18"W a distance of 80.98 feet to the west line of said tract and the terminus
of the herein described fence line
Said landscape easement is depicted in Exhibit 'B'.
The Grantor shall retain ownership of signage, irrigation systems, and lighting within the
easement and shall be responsible for all associated utility fees. Should the Grantor elect to
vacate the easement, the Grantor shall be responsible for removing any signage and all irrigation
and lighting from the easement and any costs of removal related thereto.
