RE: Tree Inventory and Retention Plan - Aberdeen Townhomes Renton, WA.

This report is provided to report on the results of the tree inventory of the property of the
proposed Aberdeen Townhomes at 957 Aberdeen Ave. in the City of Renton WA. I
visited the site recently to inventory the trees in the developable area and gather
information on their health and condition.
1.0 City of Renton Tree Report Requirements
The contents of this report provide the following information as specified in RMC
4-8-120D20 c through e. See the accompanying tree inventory map and tree evaluation
data spreadsheet for information on these trees.
c. Species and sizes of vegetation to be removed, altered or retained and the
boundaries and predominant species of stands of trees consisting of five (5) or more
trees. This requirement applies only to trees six inch (6") caliper and larger, fifty four
inches (54") above grade, and the location, size and species of all protected trees on
the site;
d. For trees proposed to be retained, a complete description of each tree’s health,
condition, and viability;
e. For trees proposed to be retained, a description of the method(s) used to determine
the limits of disturbance (i.e., critical root zone, root plate diameter, or a case-by-case
basis description for individual trees).
2.0 Site Conditions
The property is currently developed with a single family residence in the easter portion
just off Aberdeen Ave. There are 31 trees in this area. To the west is a steep slope and
creek/wetland senstive are where there are an additional 23 trees.
3.0 Tree Inventory Methods and Results
I conducted visual, level 2 basic evaluations of all the trees according to ISA standards
and based upon many years conducting such evaluations on trees in the Pacific
Northwest. I oberserved trees up close to inspect conditions of the trunk and from afar
to inspect conditions in the crowns. All assessments were conducted according to the
methods specified in the ISA Tree Risk Assessment Manual and on nearly 20 years
experience conducting such evaluations.
The investigations involved the gathering of the following information:
• Tree species
• Trunk diameter
• Crown spread diameter
• Location factors
• Health and condition notes (general level of vigor, defects, disease or pest
problems)
The tree inventory map shows all of the trees on the property and numbers for the trees
within the developable area that were evaluated and inventoried.
4.0 Required Tree Retention and Proposed
The property is located in a residential zone and is planned to be developed with single
family residences, therefore tree retention is required at 4 trees per every 5,000 square
feet of property area. At total area of 54,057 square feet, retention/replacent is required
with 43 trees.
The site plan proposes the retention of 20 of 23 trees within the sensitive area and two
just along the western border of the sensitive area.
Both of the trees proposed to be retained within the developable area and all within the
sensitive area were found to be in good condition and health.
4.0 Use of This Report
This Tree Inventory report is provided to Century Construction, LLC as a means of
addressing the proposed site plan changes and the resulting impacts to trees previously
proposed to be retained affecting the total tree retention numbers. No site visit was
made for the preparation of this report, therefore, the conditions of the trees proposed to
be retained are not specified nor warranted. Shoffner Consulting cannot be held liable
for the failure of any retained trees.
