Construction Schedule
Assuming the SEPA plan review process proceeds normally and following permitting and plan review,
construction of the proposed tenant improvement is projected to begin on or about early 2019. Construction
is anticipated to require six (6) to eight (8) weeks. Allowing for contingencies such as weather delays and
contractor availability, construction is projected to conclude no later than June 15, 2019.
Hours of Construction Operation
Following a traditional workday schedule, construction is expected to commence no earlier than
7:00 a.m. and conclude no later than 5:00 p.m. No construction activity will be conducted on
Saturdays, Sundays or holidays.
Hauling/Transportation Routes
Vehicles and equipment involved in the demolition and construction phases of the project will be required
to utilize adjacent public rights-of-way, either S.E. 168th Street or 116th Avenue S.E., to access the
construction site.
Traffic Control Plan
Despite the site's location at an intersection within a commercial corridor, we do not anticipate any
significant traffic impacts to be generated by the project given the location of the work area onsite. As part
of the construction permit process, the Applicant will work with Renton staff to coordinate the preparation
of a traffic control plan; to be prepared by a qualified contractor, should said plan be required.
Following best management practices associated with construction sites, the work area on site will be
fenced as a security and safety measure during site clearing , preparation, and installation of the
improvements.

On-site Mitigation Measures
Specific mitigation measures are better detailed in the civil plans provided, but a general summary of
possible impacts and proposed mitigation is presented in the table below:
Impact Mitigation Erosion and Sedimentation A Temporary Erosion and Sedimentation Control Plan (TESC Plan) will be implemented to
manage stormwater runoff beginning with site preparation, demolition, and clearing and
grading, and concluding upon the completion of the project or when the potential for erosion
has passed. Light and Glare No light or glare is expected to occur as a result of construction activity. Access Driveways will be utilized and improved as necessary to provide adequate access to the
site. Construction equipment and vehicles will be restricted to the use of adjacent rights -
of-way. Air Quality The impacts of emissions upon air quality are expected to be minimal emanating from
construction equipment initially and later, on a more permanent basis, from future vehicle
traffic. Minimal levels of airborne dust particles may be realized during the excavation/fill
processes accompanying construction. These impacts will be fully addressed by the
measures outlined in the TESC Plan. Stormwater Erosion controls will be maintained throughout construction in accordance with the
provisions of the TESC Plan. Stormwater runoff will be collected and discharged to the
stormwater system at existing point(s) of discharge. Noise Short-term sources of noise pollution will originate from the use of construction equipment
and will vary in their frequency and intensity. Maximum noise levels ca n typically be
expected to range between 72 to 90 decibels, as measured from a distance of 50 feet away
from the source. These impacts will be of limited duration and mitigated, to the extent
possible, through the use and maintenance of efficient muffler s and noise attenuation
devices on construction vehicles and equipment.
