On behalf of our client, 7-Eleven Inc., Barghausen Consulting Engineers, Inc. (Barghausen) is pleased to
submit the required application forms, plans, and supporting documentation necessary to initiate SEPA
Environmental Review for the tenant improvement affecting the facility referenced above.
Scope of Project
The Applicant's proposal will require the removal of three (3) 12,000-gallon underground storage tanks
(USTs) currently on site and the installation of two (2) replacement USTs, one (1) 15,000-gallon UST for
the storage of regular unleaded fuel and one (1) 15,000-gallon split/dual UST for the storage of diesel fuel
(8,000 gallons) and premium unleaded (7,000 gallons).
Project elements related to these improvements include the following:
Removal of the concrete slabs covering the existing tanks and the drive slab
beneath the fuel canopy
Excavation and removal of the existing USTs
Removal of the dispensers, including the existing fuel pump islands
Removal of the existing fuel distribution system. Sawcutting and trenching to
accommodate the installation of new piping and conduits
Install new USTs, turbines, and vent box/risers
Install new dispensers
Install new sensors, electrical panel, breakers, wiring and intercom system

Install air/water unit
Replace concrete slabs and patch asphalt to match existing pavement
Submittal Package
After consultation with Renton staff and In accordance with published submittal requirements for the
Environmental Review Process, Barghausen has prepared a submittal package including the following:
1. One (1) copy of the Environmental Review Submittal Requirements Checklist
2. One (1) copy of the Pre-Application Meeting Summary
3. One (1) copy of the Waiver Form provided by city of Renton staff
4. One (1) copy of the Master Land Use Permit Master Application Form, completed, signed, and
dated
5. One (1) copy of the Comprehensive Project Narrative
6. One (1) copy of the SEPA Environmental Checklist prepared by Barghausen Consulting
Engineers, Inc. dated December 24, 2019
7. One (1) copy of the Construction Mitigation Narrative addressing various construction activities,
operational issues, and noise abatement
8. One (1) copy of the Neighborhood Detail Map
9. One (1) copy of Sheet C2.0 of the Civil Site Plan prepared by Barghausen Consulting
Engineers, Inc.
10. One (1) copy of the Survey
11. One (1) copy of the Geotechnical Report prepared by Stantec Consulting Services, Inc. dated
September 18, 2019
12. One (1) set of the Civil Plans prepared by Barghausen Consulting Engineers, Inc.
13. One (1) copy of the Stormwater Pollution Prevention Plan (SWPPP)
14. One (1) copy of the Technical Information Report (TIR)
15. One (1) copy of each of the following Colored Maps for Display: Neighborhood Detail Map (see
Item 10, above) and Site Plan
16. One (1) copy of Documentation provided from Soos Creek Water and Sewer District confirming
the project site is connected to water and sewer service
