DEED OF DEDICATION
FOR PUBLIC USE
The Grantor, Heritage Garden Estates Homeowners Association, a Washington non-
profit corporation, conveys, quit claims and dedicates for public stormwater maintenance and
managernent purposes, to the City of R�nton, a Washington municipal corporation, the I
following described real estate, including any stormwater facilities and/or appurtenances '
thereon, situated in King County, in the State of Washington:
Tract 'A' of Heritage Renton Hill as recorded in Volume 211 of Plats, pages 34- 37,
records of King County;
All situate in Section 20,Township 23 North, Range 5 East, W.M., in the City of Renton, I
, King County, Washington.

The Grantor shall retain an easement for the purpose of landscape, lighting, and signage
maintenance over the property, described as follows:
That portion of Tract A whatever lying southerly and westerly of the existing fence around
the storm detention area. Said fence lying more or less along the following described line:
Beginning at a point 4.2 feet northerly of the Southeast corner of said tract as measured
along the east line thereof;
Thence N 89d56'37" W a distance of 296.01 feet;
Thence N 78d48'S1" W a distance of 25.45 feet;
Thence 87.85 feet along a curve to the RIGHT with a radius of 63.75 feet;
Thence N Od8'38.2" E a distance of 81.07 feet to the north line of said tract and the
terminus of the herein described fence line.
as shown in Exhibit `A'.
The Grantor shall retain ownership of signage, irrigation systems, and lighting within the
easement and shall be responsible for all associated utility fees. Should the Grantor elect to
vacate the easement, the Grantor shall be responsible for removing any signage and all irrigation
and lighting from the easement and any costs of removal related thereto.
