Mitchell Short Plat – 2 Lot Short Subdivision
Construction Mitigation Description
The Mitchell Short Plat is a proposed, two lot short subdivision of a 0.86-acre site located at 3625 Meadow
Avenue North in Renton, 98056; Tax Parcel Number 3342700480. The property is zoned Residential – 6
dwelling units per acre. The properties located to the north, south and west of the site are also zoned R-6.
The proposed lots will be accessed from a shared access tract connecting to Meadow Avenue North.
Included with the proposed short subdivision application is a Waiver requesting that the project not be
required to provided frontage improvements including curb, gutter and sidewalk and also not require
undergrounding of overhead utilities along Meadow Avenue North. Right-of-way dedication is required to
Meadow Avenue North and will include road widening.
Short plat infrastructure improvements constructed prior to final short subdivision recording would follow
the City of Renton approved Construction Standards, per the City of Renton Municipal Code, Chapter 4-4-
030. The project is anticipated to be complete and provide for construction of homes and any required
improvements by approximately spring, 2021. Proposed construction mitigations would include:
Proposed construction dates: Estimated construction start in spring 2021.
Estimate construction end in fall 2021.
Hours and days of operation: 7:00 AM to 8:00 PM Monday through Friday; 9:00 AM to 8:00 PM Saturdays,
and no construction proposed on Sundays.
Proposed hauling / transportation routes: The site fronts on Meadow Avenue North with connections
available to Park Avenue west of the site. From Park Avenue North nearby access to I405 is provided by
North 30th Street and also North / South local access is available via Lake Washington Boulevard North.
Measures to be implemented to minimize dust, traffic and transportation impacts, erosion, mud, noise, and
other noxious characteristics: The project will utilize BMP’s such as straw and/or plastic covering of
exposed soils, and hydro-seeding as required. Grading activities will be performed in compliance with
approved temporary erosion and sediment control plans with implementation of appropriate BMP’s, for
example, silt fencing, straw covering, mulching, etc. Operation of construction equipment will be limited to
permitted hours of operation, and when possible idling equipment will be turned off.
No special hours for construction or hauling are proposed.
A traffic control plan will be completed for construction activities impacting Meadow Avenue North.
