HomeMy WebLinkAboutNOA_Drofiak_Apartments_090924W"City of o NOTICE OF APPLICATION AND PROPOSED DETERMINATION OF NON- SIGNIFICANCE -MITIGATED (DNS -M) DATE: LAND USE NUMBER PROJECT NAME: September 24, 2009 LUA09-112, ECF, SA -H Drofiak Apartments PROJECT DESCRIPTION: The applicant is requesting Hearing Examiner Site Plan Review and Environmental (SEPA) Review for the construction of a 3 -story, approximately 33 -toot tall multi-lamily apartment building, The 19,889 square foot site is located within the residential Multi -Family (RMF) zoning designation, The proposed building would include 10,879 square feet of residential space within 8 residential units. The applicant is requesting a parking modification in order to reduce the number of parking spaces required to he provided from 16 to 14 stalls. The 14 stalls would be located within a surface parking lot west of the proposed building, Access to the site would be provided off of SE Petrovitsky Road via one curb cut. There are no critical areas located on site. PROJECT LOCATION 12228 SE Petrovitsky Road OPTIONAL DETERMINATION OF NON -SIGNIFICANCE, MITIGATED (DNS -M): As the Lead Agency, the City of Renton has determined that significant environmental impacts are unlikely to result from the proposed project. Therefore, as permitted under the RCW 43.21C.110, the City of Renton is using the Optional DNS -M process to give notice that a DNS - M is likely to be issued. Comment periods for the project and the proposed DNS -M are integrated into a single comment period. There will be no comment period following the issuance of the Threshold Determination of Non - Significance -Mitigated (DNS -M). A 14 -day appeal period will follow the issuance of the DNS -M. Environmental Documents that Evaluate the Proposed Project: Environmental (SEPA) Checklist Development Regulations Used For Project Mitigation: The project will be subject to the City's SEPA ordinance, RMC 4-2-11OF and other applicable codes and regulations as appropriate. O. Proposed Mitigation Measures: The following Mitigation Measures will likely be imposed on the proposed project. These recommended Mitigation Measures address project impacts riot covered by existing codes and regulations as cited above. • The applicant wilt be required to pay the appropriate Transportation Mitigation Fee; ■ The applicaw will be required to pay the appropriote Fire Mitigation Fee; and The applicant will be required to pay the appropriate Parks Mitigation Fee. Comments on the above application must be submitted in writing to Rocale Timmons, Associate Planner, CED -- Planning Division, 1055 South Grady Way, Renton, WA 98057, by 5:00 PM on October 8, 2009. This matter is also tentatively scheduled for a public hearing on November 17, 2009, at 9:00 AM, Council Chambers, Seventh Floor, Renton City Hall, 1055 South Grady Way, Renton.
