The project fronts 121st Pl SE along the south property line. 121st Pl SE is classified as a
residential access street but has a cul-de-sac. Existing right-of-way (ROW) width is
approximately a 42-foot radius. To meet the City's complete street standards for
cul-de-sacs, minimum ROW is a 55-foot radius including a 45-foot paved and landscaped
radius and a landscaped center island with a radius of 20-foot.
However, the City will support efforts to retain the existing frontage along 121st Pl SE
under the following condition: the curb, sidewalk and driveway must meet current ADA and
City standards. A modification request will be required to be submitted to the City.
