THE NEW PRIVATE EXCLUSIVE SHARED DRIVEWAY EASEMENT FOR INGRESS, EGRESS AND
UTILITIES IS TO BE CREATED UPON THE SALE OF LOTS SHOWN ON THIS SHORT PLAT. THE
OWNERS OF LOTS 2, 3 AND 4 SHALL HAVE AN EQUAL AND UNDIVIDED INTEREST IN THE
OWNERSHIP AND RESPONSIBILITY FOR MAINTENANCE OF THE PRIVATE DRIVEWAY EASEMENT
APPURTENANCES. THESE APPURTENANCES AND MAINTENANCE RESPONSIBILITIES INCLUDE THE
REPAIR AND MAINTENANCE OF THE PRIVATE SHARED DRIVE -WAY, DRAINAGE PIPES, AND STORM
WATER QUALITY AND/OR DETENTION FACILITIES WITHIN THIS EASEMENT, PRIVATE SIGNAGE,

PROVIDERS. MAINTENANCE COSTS SHALL BE SHARED EQUALLY. PARKING ON THE PAVING IN
THE SHARED DRIVEWAY EASEMENT IS PROHIBITED, UNLESS PAVEMENT WIDTH IS GREATER
THAN 20 FEET.
3. DECLARATION
OF COVENANT:
The owners of
the land embraced
within this short plat, in return for the
benefit to
accrue from this
subdivision, by signing hereon covenant and agree to convey
the beneficial
interest in the new
easements shown
on this short plat to any and all future
purchasers of
the lots, or any
subdivisions thereof.
This covenant shall run with the land as
shown on
this short plat.
4. The property is subject to an easement for construction, use and maintenance of
telegraph lines under King County Recording No. 717663. The description of this easement
is not sufficient to determine its exact location.
5. The property is subject to reservations and exceptions under King County Recording No.
234123 as to minerals, mineral lands and rights thereof.
6. THE LOTS CREATED HEREIN FALL WITHIN ZONE 2 OF RENTON'S AQUIFER PROTECTION AREA
AND ARE SUBJECT TO THE REQUIREMENTS OF THE CITY OF RENTON ORDINANCE NO. 4367
AND AS AMENDED BY ORDINANCE NO. 4740. THIS CITY'S SOLE SOURCE OF DRINKING WATER
IS SUPPLIED FROM A SHALLOW AQUIFER UNDER THE CITY SURFACE. THERE IS NO NATURAL
BARRIER BETWEEN THE WATER TABLE AND GROUND SURFACE. EXTREME CARE SHOULD BE
EXERCISED WHEN HANDLING OF ANY LIQUID SUBSURFACE OTHER THAN WATER TO PROTECT
FROM CONTACT WITH THE GROUND SURFACE. IT IS THE HOMEOWNERS RESPONSIBILITY TO
PROTECT THE CITY'S DRINKING WATER.
