Hey JP!
Thank you for checking in. Things “here” at City Hall are all new for most of us as we transition to
working from home, but things are otherwise doing well. Hope you’re doing okay too!
The parking numbers look good for this check-in period; thank you for keeping me in the loop about a
move in date for Valley Medical Center.
I wanted to let you know that we’ve received a complaint from a neighboring property that some of the
Amazon drivers aren’t following the access conditions of approval as noted in your TUP. I understand
that with the current health situation there may be an increase in packages delivered or new drivers, but
this does not affect the conditions of approval for your permit. Please check in with Amazon to make
sure their drivers are using the proper access roads for ingress and egress to the site as a matter of
pedestrian and vehicular life-safety.
I will forward you and Jessica Roe the email so you can take a look at the concern that was raised and
decide how you would like to address Amazon.

Hi Brittany!
I hope you’re doing well during these crazy times! I wanted to make our first 60-day check in regarding
leasing at Tower II per the TUP requirements (and please let me know if any other format is preferable!).
We have leased one floor (20,000 SF) in Tower II to Valley Medical Center with a projected move in date
in May. They have been allotted ~80 spaces per their lease and upon move in the tower will be 15%
occupied. This is obviously a bit of a fluid time so I will confirm when the tenant takes occupancy due to
delays that may happen.
Parking status summary:
- Tower 1: 136,081 SF / 4.2 parking ratio / 598 spaces / occupancy – 83.1% - no change
- Tower 2: 132,793 SF / 4.6 parking ratio / 608 spaces / occupancy – 00.0% - 15.0% upon
commencement with 80 stalls allocated to tenant.
- Tower 3: 132,573 SF / 4.9 parking ratio / 650 spaces / occupancy – 100% - no change
Required minimum parking under current code (2 spaces per 1000 n.s.f.):
- Tower 1: 273 spaces
- Tower 2: 275 spaces
- Tower 3: 265 spaces
