APEX LLC LOT LINE ADJUSTMENT

Project Description: The project proposal is to create a new boundary line between King
County Tax Parcels 182305-9005, 182305-90778 and 913360-0040. The Total area of the all
three lots is 127,331 sq.ft. Existing Tax Parcel 182305-9005 (lot 1) is 44,397 sq. ft and the
new square footage will be 17,924 sq.ft. Existing Tax Parcel 182305-9078 (lot 2) is 60,390 sq.
ft and the new square footage will be 40,779 sq.ft. Existing Tax Parcel 913360-0040 (lot 3) is
22,544 sq. ft and the new square footage will be 68,628 sq.ft. Both new Lots 1 and 2 will
accessed by Stevens Ave NW and Lot 3 will continue to be accessed by Seneca Ave NW.
Site Description: The property is located at the northwest area of the City of Renton in the NW
¼ quarter of the NW ¼ quarter of Section 18. Township 23 north, Range 4 East. W.M. The site
is bounded by Stevens Ave NW to the East and NW 4th Street to the North and The Plat of
Wallen- Edwards 1st Addition to the South and single-Family lots to the West. The site is
comprised of one (3) tax parcels and which New Lots 1 and 2 are currently vacant and new lot
3 has an Existing home on it which will remain. The existing Tax parcels 9005 and 9078 has
steep slopes that are more Than 40% in the middle of the lots. The westerly part of Tax
parcels 9005 and 9078 is higher by 60+ feet and is all sloping to the east. Tax parcel 913360-
0040 has a slight downward slope from northwest to the south east site at approximately 8
percent. The purpose of the adjustment for lots 1 & 2 is for the purposes of making
construction easier for two new SFR on the frontage of Stevens Ave. The purpose of the
adjustment for lot 3 on the west side of the property is to delineate it from lots 1 & 2 on paper
as it is physically delineated by a cliff and there is no reasonable access other than through a
neighboring parcel. The upper portion will be used as additional yard.
Neighboring development consists of single-family residential development in all directions.
Zoning: The subject property is in the R-8 zone. The following density and dimension
requirements apply to the subject development:
• Minimum Lot Area 5,000 square feet
• Minimum Lot Width 50 feet (interior), 60 feet (corner)
• Minimum Lot Depth 80 feet
• Minimum Front/Street Setback 20 feet
• Minimum Side Yard Setback 5 feet
• Minimum Rear Yard Setback 20 feet
• Maximum Base Height 24 feet (2 stories)
• Maximum Building Coverage 55 percent

• Maximum Impervious Coverage 65 percent
There are several Deciduous and Conifer trees through out the site. Majority of the trees will
remain and will not be disturbed. There are a group of cottonwoods and a few maples that will
be removed for the new home on Lots 1 and 2.
Storm Drainage: The proposed homes on Lots 1 and 2 will require small site design based on
the City of Renton drainage requirements.
Water and Sewer Utilities: The City of Renton will service the proposed development with
water and sanitary sewer. Sewer is expected to be extended from the existing main in Stevens
Ave NW for Lots 1 and 2. Lot 3 sewer and water connections will remain for Seneca Ave NW
