HomeMy WebLinkAboutPN_Project Narrative_200730 July 30, 2020 City of Renton Planning Division 1055 South Grady Way Renton, WA 98057 Attention: Jill Ding, Senior Planner PROJECT NARRATIVE Project Name: Project Tiger – Tenant Improvement 701 Monster Road SW Land Use Permits Required: SEPA, Use Permit, Building Permit Zoning Designation: Industrial Medium (IM), adjacent properties are like zoning and use. Property to the east, opposite side of Right of Way is zoned Industrial Heavy (IH). Current Use of Site and Existing Improvements: Site has been developed to provide a single-story W arehouse/Industrial Building of 164,480sf, approximately 29ft tall. Building address is 601-701 Monster Road. Area of work is at the south end of the Building (701 Monster Road). Site includes automobile and trailer parking, utilities and landscaping appropriate to the building size, type and use. Reference is made to the following for Site Development: Building Permit # B20001889 Project File Number: PR18-000155 Land Use File Number: LUA18-000237, ECF, SA-A, MOD Construction on the Warehouse/Industrial Building “Shell & Core” is substantially complete, and project permit is ready to be closed out. Building is currently vacant, awaiting Tenant Improvement work.. Special Site Features: Certain limited landscaped areas at the perimeter of the property are as steep as 40% slope. However, area of proposed work is limited to building interior, rooftop and level ground immediately adjacent to the building perimeter. Proposed Use of Property and Scope of the Proposed Development: Proposed Tenant Improvement Project entails internal construction of a new 71,764sf Food Processing Facility within the existing Warehouse/Industrial Building (Shell). Business operations focus primarily on preparation of fresh fruits and vegetables with minor cooking operations as needed to create pre-packaged meals and sandwiches for retail sale elsewhere. Exterior work is limited to installation of ground and roof-mounted mechanical, electrical and refrigeration equipment as needed for the proposed operations. Project will connect to Building and Site Utilities developed under the Permit(s) mentioned above. New grease trap/interceptor(s) will be installed as required by Health and Plumbing Codes for facilities of this type. Access: Existing – Monster Road abuts the Site on the east and north sides. The Site has four driveway access points, all of which open onto Monster Road as follows: Primary parking lot: at NE corner along east property line. Truck entry/exit midway along north property line (also serves primary parking lot) Secondary parking lot: west of Truck entry/exit, along north property line. Secondary truck exit and service drive at NW corner along north property line. Proposed – no change. Proposed Off-site Improvements: None proposed. Total Estimated Construction Cost and Estimated Fair Market Value: Estimated construction cost is $9Million. Fair Market Value to be estimated upon completion. Estimated Quantities and Types of Materials Involved if any Fill or Excavation is Proposed: Project involves minimal off-haul of clean spoils due to installation of drains and insulated floors in specific areas. Number, Type and Size of any Trees to be Removed: None. Explanation of any Land to be Dedicated to the City: Not Applicable. Any Proposed Job Shacks, Sales Trailers and/or Model Homes: General Contractor will have a temporary work trailer in the paved area adjacent to the work area.
